I'm looking into buying a second home or a place where both of us can go and relax for the weekend, week or even a month. It needs to be at walking distance from the beach. But, I don't believe in Time Shares (bad experience for some friends). While doing my research, I guess there is a difference between a second home and a vacation rental?

Friends of mine recently bought a new condo. it was all new construction. They were under the impression that they were the first owners till they checked their mail and found mails for a previous owner in the mailbox. They were always told that the home was NEW, otherwise, they would have negotiated for a better pricing. Is there anything that they could still do or any place where they could register a complaint or something?

i need to write a letter to the council to explain why i refuse to pay my over due rent, reason being that they gave me the keys to the property 2 weeks before the tenancy agreement on my old house ran out, and they refused to help pay for both properties, which is reasonable but surely i cant be held responsible? im a single mum currently out of work and would really appreciate any help, all i want is for them to waive the charge of 2 weeks rent, as it wasnt my fault they had to give me the keys 2 weeks early as the new property was no where near in a state for me and my young son to live in, and desperately needed decorating before it became inhabitable...

I have a mortgage I got from a broker and lender, my deal closes on Apr 13 for my house purchase. How do I know if my rate of 5.8% will change in a couple years like those "teaser rates" that I had read about that happen in USA. Are there different laws here that protect us? Ontario Canada, Thanks

My landlord has a thing about not fixing anything. Heres why I think its unsound- My apartment alone is on a 15 degree slant, and there is a ceiling beam (not attached to anything) poking out of one of my ceiling tiles. In the hallway, the ceiling has completely rotted out from water damage in one spot. My neighbors toilet is falling through her floor (the landlord ignores requests to fix this), and on top of everything else, one of the guys that works at the hardware store downstairs told me that someone drove into the back of the building, and if you look at the wall from the inside, its all cracked and bowed in- pretty much completely destroyed. The building is about 100 years old (Seriously, not jokingly). It was one of the first buildings in the area. Considering I don't want it to fall down while I'm in it, who can I call to have it inspected? Can I do it anonymously, or does my landlord have to know its me that made the call?(I'd rather her not know. She's kind of a scary lady)

I live in a three story condo building and the people who live above me have no jobs and inherited their condo so they have no respect for the building or cleanliness. Their pipes are all clogged and walls are rotted with mold. We are replacing our bathroom ceiling a second time after their toilet overflowed and sewage water spilled through our exhaust fan and also into our water heater room. The plumber said their toilet was clogged and they kept using it and that human waste was all over the toilet and floor. Their sinks don't work, their toilets don't work, they have matresses on the floor with fast food wrappers stuffed everywhere, they leave beer cans and cigarette butts all over the building, and are extremely loud at all hours. I don't know what to do anymore. I know to sue for the price of the ceiling repair, but I would like a long term solution.

A few years ago I tried to apply to get into a senior citizens apartment complex, but was told that I had to be 65 to apply. So I waited. then when I became age eligible and went to re-apply, I was informed that there was a 10 year waiting list! It's like a Catch -22. How does one get into senior housing under those circumstances??

I've found a lot of information on modular / pre-fab homes. I was interested in possibly purchasing a 3,000 square foot pre-fab home however, I can never find a general price range for these homes. I've heard you can save a lot by purchasing pre-fab, I wanted to do my homework (research quality, durability & reputation) but before any of that I just wanted to get a general sense of how much they're going for.

Im in Buffalo, NY area and looking at a house for $199,000. The price was dropped by the seller from $213,000. I am thinking of putting in a offer. Whats the usual % for the offer. Should I offer $185K or is that a lowball? I have heard offer 10% less than asking? Not to sure what would be fair.

My boyfriend and I are in agreement on a home-currently pending a mortgage. The problem is our broker told us that because we only pay 650 in rent a month and we dont have to deal with the hassles, that its almost beneficial to stay renting. But on the other hand its beneficial owning your own home because it highers your value. We live in a VERY expensive place, most houses are 300,000 and up so its not like this is going to be a cheap transition and with the market losing value little by little im not sure its the right time to buy.

I paid a 200 pound deposit to rent a room in a flat while I was a student from July 2005 to July 2006. During my last month there I accidently placed a hot pan on the kitchen work surface which then caused the coat of the work surface to burn. I told my landlord about this and he said he can't claim it off insurance. We decided that I'll pay for it out of my deposit and that he will send me a receipt and the remainder of the money (as it wasn't going to cost the whole 200 pounds). So far he has done nothing about the work surface and I have not heard anything from him since this conversation 5 months ago. I would like to know if I can do anything legally about this or is he entitled to keep the whole of my deposit without providing me with a receipt. I'm in great need of this money as I am still a student. I have written him letter, but before I send it I would just like to know where I stand on this matter. Thank you

I'm wanting to buy a house in Southsea, Portsmouth. I have a £7k deposit which for the price of houses around here is only classed as 5%. Are there any schemes that anyone knows of that could help me get another £7k as i've been told i can definately get a mortgage if i have a 10% deposit?

My credit rating is bad so a loan is out of the question unless you know of any specialists!

what should i do about my landlord?
So here is my question. I have been living in my home for over a year, renting on a month to month basis with my husband and my daughters. (aged 2 and 6 months)
Anyway, we came home late last night to find a note tapped to our front door, it said:
" you are herby given notice to vacate the premises which you now occupy at ## Ave on or before April 01, 2007."
Thats it, and a phone number to call for questions. No reasons why, nothing.
We are not horribly messy, we do not bother other people(although some of our nosy neighbors bother us!) so we dont understand. Also, as you probably know, its sort of hard for two full time working people to move a whole house of four people and all their things into another house in less than a week. not to mention we dont have another house to move into.
So im just in shock and worry at the moment. Not sure if what he is doing is allowed, and i cant seem to figure it out online. If it isnt what do i even do. Also,

but is under contract until the end of april. they have now notified the council that they do not live there anymore and i have just received a council tax bill. As the owner do i have the right to re let it now or should i wait until the end of the official notice. i do not intend to sue for loss of rent.

How many of you have ever actually had your full security deposit refunded to you after moving out of an apartment?
It has been my experience that landlords find reasons to keep some or all of the deposit for one reason or another.
How do you feel about those renters who give their 30 day notice and then do not pay their last month's rent because they expect a fight to get the deposit back?
As a landlord would you evict if the tenant gave a written 30 day notice without otherwise breaking a lease, allowed you to inspect the apartment for damages and did not pay their final month's rent if you had a month's security deposit? Would you go through the work of filing eviction for non-payment or just keep the deposit to cover the last month's rent?

hello everybody and thanks for reading my question.
from six months ago I was trying to buy a multifamily property in glendale. property costs around 1000000 $ and I want to pay 100000 as a down payment. property is located in good area and projected income is arount 50000 per year. considering todays option arm loans do you think its a wise investment? my calculations shows that the interest only monthly payment is around 7500$ which shows that I will owe
7500-5000=2500 per month or 12*2500 per year.if I try to sell the property in two years do you think its a wise investment?
what should I ethically do with the realtor? he helped me build up my credit and right now he is pushing me to buy this property saying that we put a lot of time looking for it and...
I still think it is not a wise investment what do you think?
