Can someone please tell me how Bridging loans (uk) work?

we have a house that we need to sell but have found the perfect property would a bridging loan be able to help, and how much do they cost?

We signed off our apartment a day early because it was clean, empty and ready to go. The property manager came and signed off on the final inspection and told us we were getting out full deposit back. This was around noon, at 8am the next day my boyfriend called and told him that I had left my watch and some make up in one of the bathroom drawers.

He said that he had thrown it out! My boyfriend asked him about the watch (my mother gave it to me and it wasnt cheap but it was more sentimental than anything) and he said "nope there wasn't a watch but I threw out the other junk." I know I should have double and triple checked all of the drawers, and I did execpt the bathroom. The tenancy wasnt even supposed to end until 1pm that day!
My question is should he have thrown my stuff out so quickly? It obviously wasnt junk I had some brand new still in the packaging cosmetics in that drawer! My watch was clearly not junk unless gold and silver are considered junk now?

Someone wants to buy me out on my house in a year. I am 100% ok with that but I am not sure about the process. Can someone walk me through it?
Yes, the person wanting to buy it from me is on the mortgage but walked away from the property earlier this year. This person is now back on their feet and I am moving next year for a job anyways. I just don't want to get screwed because I do have equity in this house.

I realize this number varies depending upon many factors, like whether you have central air conditioning and all that, but I just wanted to know some rough numbers. My family is considering moving over to Texas (near Houston area) and wanted a idea of what to expect for a single family.

I have a buyer for my house. She has a title company and mortgage company and is very familiar with "creative financing." She was to purchase my house but with a 6 month closing date. She would like me to sign over the title. She would pay the mortgage for 6 months and refinance. She says that most banks look for 6 continous months of payments before financing. All this would be on the contract. In return she would pay full price for my house(15K is in equity) and pay about 15K cash. 7.5K upfront and the other 7.5K when I close. She is basically taking over my debts minus 15K. Only concern is handling over my title to her.

I have never heard this before. I have bought and sold a few homes but this is very new. Is this legal? Can she sell my house if I still own the mortgage? Is that a lein that must be paid first? Any thoughts? Any help would be appriciated.

I was only suppose to be in charge of leasing apartments and things of that nature when I got hired. However now I do dispo's, evictions, numerous reports, p.o.'s, batchs and deposits, Balence due notices, lease violations, and much more. I've hinted at a raise and even asked but i get different responses, such as "well your still on training pay" (i have been working here over 3 months), Also that since I get a $60 bonus when i do a lease (& nothing for renewals), thats what im suppose to make my money from. I feel if thats the case then I need to make leaseing my priority. I only make $7/hour and when I dont want to do the managers duties I get attitude. I like my job, but the company I work for is known for not giving raises and my boss is pretty rude and very hard to work for, which makes $7/hour not worth it. Any Suggestions? Time to look for a new job?

I want the current owner to kick out one tenant, but current owner doesn't want to for fear that our deal might not go through and then they are left without rental income. They said it is MY responsibility to kick out the tenant, not theirs and should be done after closing. I am also aware that it is difficult to break a lease due to housing laws but I don't feel like making a double move just to get into my own house!

In a single family home that you own but dont live in, is it illegal to rent rooms to different families and not make them sign a lease. If so can the renter sue the owner when they are being harassed about who they have living there?

I would like to purchase my first starter home by mid 2008, but my credit is somewhat shaky. I have two credit cards (totalling 700) and one will be paid off by the end of the summer. I have 6 late payments on this card in the past 5 years of its existence, but the most recent was in 2005. The other card is 1.5 years old with perfect payment history. I have 4 collection accounts (2 with cell phone companies from 2003 and 2 for medical bills in 2006). On a good note, I obtained a car and paid the balance (before the end of the loan) of $6,200 in 10 months with never a late payment for 2005. Federal government student loans totalling $5,250 have also been on time for the past 14 months.
With this said, how hard would it be to obtain a mortgage? I'm sure the interest rate would be high, but I am so desperate to buy a house! I have lived in an apartment for 5 years and am tired of "throwing money out of the window."

I have just refinanced and was charged a $6.00 fee to make my mortgage payment online by Countrywide. I was under the impression that paying a mtg online was not subject to fees. Anyone know for sure...I was not charged a fee with my previous two lenders.

They are still making manufactured or mobile homes, so why is it so hard to get them refinanced once they are on property and set up as a permanent home?

Ok this is the thing im subletting an apartment from a friend for 4 months until he comes back from korea where he is on vacations. But today i receive a notice that apparently the deal is illegal and if my friend doesn't contact the caretaker of the building and the manager. I'll get kicked out, I had no idea about this I thought he had already talked to the building manager about the sublet does anyone knows what can I and should do? Btw I am located on Manitoba

Friend of mine just tried to purchase a home. Credit is ok, but stable income is an issue. However, the real estate company (which acts as lending broker and realtor) have given him positive assurances for several weeks. It's been nearly a month and he keeps being told all is fine. He was told three weeks ago to give notice at his apartment as of the 1st. Twice last week he was told he'd get the final dox and keys in the coming days. Today, (31st) he was told the bank rejected the loan because of the shaky income. Seems to me this means either the broker sat on the paperwork for a couple weeks before submitting it, or the bank rejected it a couple weeks back and the lender's been looking for alternatives. Long story short, tomorrow's the 1st and he and his roommate have to be out of the apartment...they can't extend it. Broker says he's looking for other lenders (at a now higher rate). Is it likely the bank took a month to decide income was an issue?

i have an apartment, well i am going to in about a week, it is based on icome, i make very little, so the rent is 450/month, then there is electric/water and so on. i can handle all of that, but then i need furniture, a tv (even w/ just an antenna), a bed.
i can maybe spend 80 dollars somewhere for a used couch, what type of store can i do this in , a thrift store? and a bed needs to be new, even if its an aerobed. but how much is a fair sized livingroom tv?
just tell me, suggest things i can afford, anything.

I live in the state of Georgia and I have separated from my husband. I want to know if by Georgia law, I am held liable for nonpayment of rent after the lease has expired. I've submitted my non renewal letter, notifying the rent office that I would not renew. My husband still lives in the apartment.

ALright so it states in the lease that he hes 60 days to return the deposit to is... That was yesterday.... On our notice of vacating the house 30 days before the lease was up... we had put our address on it! We are sure of this... Now this guy is an a**hole and Im not about to just "forget" about $1100. We cleaned the house better than it was when we moved in... there were a few things that we had left... there was damage to one of the doors, a light fixture had shattered, and i didnt clean the stove out, also left a bunch of trash there- i will add more about that in a min... I know for a fact that it wouldnt take $1100 to fix all that! So what do we do, and where do we begin in getting that back! From what ive heard, because we havent even received a note saying what it went to, that we can take him to court and get the full amount back and he pays for all fees and whatnot... So my question is what do we do... who do we talk to... Any other info is helpful... Thanks

My wife with her parents as co-buyers bought the house in which we currently live 12yrs ago. Though I have made all of the payments for the last 4 years(since marriage) and spent around 40K in remodeling etc. we have never taken steps to alter the mortgage agreement. We recently made an offer on our "dream house" (which was accepted). I have been approved for up to 100% financing on the new property if needed, but they require a significant figure in liquid accounts to extend that option. We just placed our house on the market and expect it to sell shortly but we are trying to investigate on the possibilities of getting a bridge loan on our current home to ensure everything goes well with the purchase of our new home.Any advice?
