I'm getting ready to sell my house. Should I use a realtor or sell it myself? Advice?

I have an attorney who is willing to help me if I try and sell it myself. Total cost for time and paperwork is $500. Good deal or no?

Approx 4 years ago, my friend and I bought a house together with the intent to sell within 5 yearsand split the profit. I have decided that I would like to stay in the house and buy him out. We got the house appraised and it the value has increased approx 40%. Can you tell me what other things I need to consider to buy him out - I know I need to deduct 50% of the closing costs from his profit, what else do I need to consider in this transaction.?Thanks

Soo the airconditioners are supplied with the apartment....i'm not allowed to put it my own.

When i moved into my apartment in august it didn't work. Well, it turns on, but doesn't cool....just sucks the air from outside and blows it in. I notified the real estate company...told them it turns on just doesn't cool....later when i came back into my room, the a/c was on. I knew someone had come to look at it....still didn't work.

I gave them a week, figured they decided they couldn't fix it and was going to get a replacement. Well a week later called back...same story as above.

Started to cool down..sorta forgot about it. In november i had a problem and the maintenance man came....i mentioned the a/c. He said the previous tenants complained and he put in an order for a new unit..... He took note and said he'd let them know, but htey probalby won't do anything until it gets warmer.

Called in in april, may...1 week ago. Still no new a/c.

I want to lie on a mortgage app and state that I will live in the home when I acutally intend to rehab and sell the home without ever living in it. Yes, I know morally and ethically wrong. But besides that, what is the risk? Theoretically, you could go to jail for stealing a pack of gum. But that rarely happens. So in this case, what is the most likely thing that will happen if they find out?

My father rents a home. He has always just had a month to month agreement and yesterday he found out the house is being foreclosed on. He has no idea what stage of the process they are in and now the owners are not returning calls/emails. Is it legal for them to take his money, then not pay they mortgage on the property?

We have a mold problem in the bathroom of our apartment. The landlord had a new shower installed, and my roomate took pictures of what was behind the old one and it was horrible! I think the guy who installed the new shower just slapped it in over all the moldy walls. We want to move out because after thinking about for a while, we have determined that the mold could have possibly been the cause of illness (headaches, rashes, sinus problems, etc.) that we both have been having. What steps do we need to take to start the process. Should we have an expert come in and look at it? We don't need a lawyer do we? A code officer? The landlords are reallly nice and I don't want to make them mad, I just don't want to live with the mold anymore! We live in Montana. Thanks!

I am currently recovering from a long illness awaiting a divorce settlement. I have 2 children and i am on income support. I am hoping to get work once I am fully recovered, but I don't know how long that will be. I would like to buy a home for myself and the children as renting is quite difficult for me as we have several pets,Housing *** not very hopeful re shared ownership so looking toward raising cash via mortgage and buying. any ideas?

I spent three days cleaning the place with two other guys from a cleaning service that I had to pay $40 an hour. That money I am taking from their security deposit, but can I also pay myself for my own time? This is in Pennsylvania.

My husband and I built a house and it end up going over our allowed amount by 80,000. We are not sure what to do. I can only pay out 600 a month for creditors. How can I get the finance charges to stop. I have 14 cards. We thought of selling our house as a last resort. We don't want to file bankruptcy. Please any advice would be appreciated!!! 600 a month is not nearly enough to pay for even the minimums.

The owner of the house I live in owes the city thousands in fines and, and has several violations against the building. The property has gone into receivership with the city of Buffalo. I have no idea what's going on. I was told the owner no longer has control of the property. They city has another agency collect our rent, and then that money is to be used to correct violations, etc. I was told the owner cannot evict us. Last week the property owner told me that we are being evicted. I'm trying to find out what the process is like when properties go into receivership. What happens to renters like me when we get caught up in a mess like this?? None of the agencies I'm having to deal with seem to know. Anyone know anything about this?? I don't feel it's fair that I be evicted and have that mark against me on my credit when I did nothing.

I am remodeling a house and was thinking of adding a few extras. I am finishing the basement and thought of adding one room down there as a wine room with wine racks and an island. is this something that would raise the value of the house, or is that just something for a very expensive place? this is a middle class house in Pittsburgh. If we sold our home at the end of June, who would pay the July property taxes that are due at the begining of July - us the sellers or the buyers? Just wondering how that worked. I mean, that would probably be a pain for buyers to have to go and pay the taxes right after they move in.

I bought a home from a friend a few years ago. Currently I owe around 12K. Now he is moving and wants to sell me his current home. (He has and will finance both deals). New home is 175k...want to sell this one and walk out with at least 112k (pay off current 12 owed on this home and use the other 100 to put down on the 175 for the new one..thus financing 75k on the new home deal).
We want to move to the new place and then sell this one...how should we handle the 100k while living in new house while old house sells? All of this will just go thru an attorney so we don't have mass closing costs etc. Thanks!

If I am late on my payment and they tack on a late fee, can I just pay the regular payment or do I HAVE TO pay the late fee too for it to be accepted? Will they just add it to the end of the loan if I don't pay it, or what? Anyone had experience with this or any mortgage experts out there??!!
