when i bought the house i was told there was water in the basement only with a quick thaw after winter, well so far the basement leaks and i removed some of the wall furnishings that had been screwed to the walls and i found a large crack in the wall, i also had a guy come and look at the basement and he said it looked like they previous owners tried to hide the water problems also it would cost almost 10,000 to fix the basement, i also now have plumbing problems with both of the bathrooms i need advice and any info u can give as to what would be the best action to take

My fiancé and I recently bought a house in Duluth, MN. There is an unused plot of land next to us. From our St Louis County website we found out that the plot (actually two plots) is owned by the State of MN. We are interested in buying this land (a nice little 66 x 110 foot space for a garden and maybe a hammock or two) but we do not know where to go to inquire about doing so. The State of MN website is daunting and confusing, and after an hour and a half of looking around I still have no clue of what to do. Maybe I’m just not seeing it. Perhaps there is a real estate savvy Minnesotan out there that can help us.

My mom passed away suddenly when I was a senior in high school. Since I'm an only child and she was a single parent I "inherited" the house, etc. Well I'm 21 now and I've spent the last few years struggleing to stay afloat and play the bills (ie. the mortgage). I resently got severed the papers saying I'm in forclosure. I desperetly need help, I've desided to sell the house and downsize to a smaller one but I want to aviod forclosure so the house doesn't get sold for way less then it's worth at an auction. Can anyone please tell me where to go to for help, I'm just in way over my head here.

In the state of TN I cannot find and information on what we should do if the person brakes rental contract? Also, in contract it was to be rented to a NON_smoker, yet the woman smoked inside our house. Is that grounds for loss of deposit? Basically she was signed to rent our other house until Sept. 2007. It is only May. Should she get her deposit back?

If I own a rental property and I purchase home improvement supplies (drywall, insulation, flooring, lighting etc...) for that rental property, can I claim that at the end of the year in my taxes. Are there any stipulations as to how long you have to own the property and be renting it out and how much you can spend or claim - are there any caps? How much could I expect to be reimbursed at the end of the year - I heard 40% - Is that true?

State: Massachusetts.

My girlfriend and I are moving out of a four person apartment. Two other individuals are going to be subleasing our share of the property.

While we have drafted up a sublease, it won't actually be signed until the other party moves in, due to time constraints.

I was wondering what possible legal recourses we would have, should they refuse to sign the sublease? It is not technically their property until the sign the sublease, correct? If we run into problems will it be possible to remove them from the premises? And to get our security deposit and last month's rent back?

I am moving out of my house tomorrow. My landlord called me and told me that her husband would be over to inspect the house today. They have someone they want to move immediately in on the 1st of June. Can they legally inspect the house prior to my moving my stuff out??

I "heard" that if you pay your first mortgage payment early (before interest capitalizes) you can knock down the amount of total interest paid (over the life of the loan) significantly.

I now commute 30 to 45 minutes per day depending on traffic to my job. I've also signed a year contract with my employer. I have the option to renew it for the next 3 to 4 years if I wanted to. It cost me about $44 to fill up my suv for one week. I saw some bigger houses on line in the area they are asking the same as what I pay for my house. Would it be wiser for me to rent my house and buy another one or sale it and move closer to my job to save money?

Would it be possible to still be forced to sell my house, even though i have no wish to? Monetarily, how much can the penalties reach? How long does this process usually take? i believe that i went into the contract not fully understanding what i was getting myself into. my original lawyer had a stroke and referred us to contact one of his colleagues. this colleague, my current attorney, has not been fully available to me. initially, he intimidated me into believing that if i breached the contract i would" definitely get sued, and lose, and possibly lose my house still." therefore i agreed to push forward.

however about two days prior to one of the buyer's radon test on my house, i found out something that could turn my whole situation around. i no longer wanted to sell the house. i needed an out. i think i have one because in the adendum to the contract of sales it states that if it will cost the buyer or seller and excess of $500 to remedy a defect or condition then either party may declare the contract null and void.

do any lawyers or students or whatever out there think that i can withdraw from this contract. please any information will be helpful

I would like to buy in a gated community but I like Unique, old fashioned styled homes. But all I have seen is homes that look totally modern and all the same, in gated communities. Are there or do you know of any companies that do this?

Hi everybody !
I have found a job in Pasadena, CA. I know that housing there is quite expensive and I would like to buy a house no more than 25 minutes away by car from Pasadena and in a nice area. We have 2 children and would like to find a place where we can walk around safely, do shopping without needing the car all the time and ... not so expensive as Pasadena. Please, do you have any suggestions ? I would appreciate them a lot !!

Does anyone have bad experience with homeowners association? Can they do anything they want? Who oversees HOA? I am having some issues with my HOA on roof replacement. They told me the color is not right but did not tell me what color is okay. They are very arrogant. Appreciate your feedback.
