I've tried to work with them to sell my property via short sale for about a year now. Within that year, they've had 3 BPOs done on my property. While the offers have come consistently in a certain range, the BPOs have shot up by a whole $12,000 within one year! No, I haven't madeimprovements, of any kind, on the property. I'm wondering if anyone else has ever heard of that and what, if anything, I might do about it.

I got my puppy a year ago today. (Dayton, Ohio)

My apartment complex rules state you have to pay a $175 deposit and an extra $20 a month added onto my rent.

What does that go towards?

My dog chewed up little spots in the carpet .. does the depsoit + what i've payed extra a month go towards that bill??

Always wondered where it goes =)

After 10 years, with $ 125 Security Deposit, should my rental REFUND included INTEREST more than $ 38. (shouldn't it be close to double). What is the formula ?

My friend is moving out of rented property as the landlord has sold the property. She has had to find another property to move into, but has now been told that she won't get her deposit back for 2 weeks after she moves out. Obviously she needs her deposit to put down on her new rented property.
Any advice??

Is it ok to give your new landload all your family member's social security numerbers. Thats what the new landlord asked for and we gave it to him. We didn't know who to ask if its ok to give the landlord the ss #. Is there any law in Illinois that requires the landlord to ask for it? I hope he doesn't do anything illegal with them.

your paying on a loan for your house of X amount of dollars and you get a statement from the county gov. stating your property is now worth X amount of dollars which is much less than what it eas purchased for. What happens to the difference. Have I suffered a loss. Will I still have to pay the amount I got the loan for. Please advise.

For example, if a house has been remodeled: rewired, new roof, new flooring, new plumbing, new siding, basically gutted and built anew, all of this requires, by law, a building inspection. Couldn't I just use this instead of using a home inspector? If not, what is the difference? Everything is just gorgeous and works. Surely, someone can't sell a remodel without a building inspection.

offer 0% commission and an equal or greater Buyers agent cash incentive or should I just raise the buyers commission?
For instance should I list my home on the MLS (so its in writing) for 500k at 0% commission with an agent incentive of 20k or offer 4% commission. Both equal the same amount.

Is it legal in the state of Massachusetts to bill a resident for carpet replacement on top of the security deposit after that resident has moved out? I understand that if a carpet is very damaged, you could be held responsible.

But since a standard lease only mentions "wear and tear" what is considered really damaged? I ask because a certain property in a certain central MA city has repeatedly charged residents additional fees on top of their security deposit for "carpet replacement" It seems it should be the responsibility of the management company to do renovations for new residents, especially when it is an apartment community, not a private residence. Further isn't the point of the security deposit to cover damages? I think that this place is up to something fishy that they charge a few hundred dollars more than just the security deposit.

I know he cant make me leave, but what do I have to do to have my name taken off of the deed and off the records of the County Tax office.

I signed no contract with her because she wanted to rent to own in a couple of mts. She moved in on May 1st ,moved out on may 25th and told me about it on May 29th. can she take me to court if i dont give her, her deposit back, but i also need to pay june rent with it, That she was supposed to pay. My sister and I want to help our parents buy a place in southern california when they do so within the year. My parents will put down 80-90% of the downpayment, and we will give them $50k each. We don't own any property - we both rent.

My parents want to put our names on the title as well as theirs, but I'm wondering how this will this affect our mortgages on our first homes when my sister and I are ready to buy our own place to live in? Also are there any tax consequences for giving them 50k for the house if we have the title to the house?

Also, if my sister & I take out mortgages instead of contributing cash to our parents' house, will this affect our mortgages in the future on our first homes in which we will live?

Two weeks ago, after a showing our brand new DVD camcorder went missing. Since we had no absolute proff that a young couple viewing our home took it, we had to just let it go. however, I took extensive measures to make sure it did not happen again. I hid cameras in all areas of the home (surveillance system). After the last showing I noticed many items had been moved about inside cupboards and things, so I reviewed the tape. The agent brought a family of five people. They scatterd about my home. This middle aged fat lady proceeded to dig through private areas in my home. Like under my bed, in my nightstand and in the closets. I don't think she took anything, but she was sure looking hard! I had a curio cabinent full of over a $100,000 art collection, is was wrapped in a blanket , she pulled the blanket back and looked at all my stuff, but the agent was coming round the corner, so she failed to open it. ShouldI do something here? Agents, you need to watch your clients! This was bad

I wanted to know what are the typical conditions that happen in these areas because I'm considering moving out to Texas. I've heard that Tornados occurs in those areas, I was wondering if you could give me an estimate of how often they happen in a year. Also if there are other conditions we need to look out for in that area.

I received a notice from my county assessor office about my property. It says the appraised value for property tax purposes has changed. It says the appraised value is 191,900; the assessed value is 47,975; and the previous assessment is 33,075.

What does all of this mean?

I was just informed that the buyer's lender is requiring us to have a Multiple Dwelling Certificate. In the adendum to the contract, this line has been stricken and initialed. The original closing date has passed.
If we had closed on the original date, the buyer's lender was fine without this certification. But they are now requiring it.

Because I have no guarantee that the buyer's lender will accept a Temporary Certificate, I am hesitant to even apply for one. There is also the fact that I would be opening to flood gates to state housing inspection. My house is a 3family, but only 2 families have dwelt in it for the last several years.

If I decide not to comply, is this considered a breach in contract, and can I still be accused of "specific performance", and/or sued?

We have a $500.00 deposit and we would like to have it back but mostly just don't want extra charges. How far do we need to go cleaning this place? We patched a few dings in the walls, should we paint? We have been here 2 years. I know our landlords are picky, what matters most?

My husband and I are buying a house. Originally the sellers said they wanted to do a lease back. (Where they rent there house back from us after we buy for a month) Both sides have signed all the contracts and it is supposed to be final. Now they say they don't want to do it and want to move out at the close of Escrow. We want them to stay for the month they leased they are trying to get out of the contract by saying the wording does not obligate them to stay. It's a Coldwell banker contract. Can they really get out of it? Only answer if you know about this stuff...
