offer 0% commission and an equal or greater Buyers agent cash incentive or should I just raise the buyers commission?
For instance should I list my home on the MLS (so its in writing) for 500k at 0% commission with an agent incentive of 20k or offer 4% commission. Both equal the same amount.

Your inquiry is not very clear, and I am not sure what you are asking here. I WILL tell you, as a real estate broker, that I charge more to a buyer as a buyer's agent when working with FSBO properties, purely based on the experience of having to do a great deal more work when dealing with FSBO's.

Offer zero commission to who? And you are going to offer a buyer agent incentive? Raise the buyer commission from zero to what? Your question is all over the board, and I don't see how 20k and 4% equals the same amount unless you are holding out for 100% of your listing price.

There will be a lot of agents and tools on this board that will say Help-U-Sell is no good but thats because they need to eat and pay bills too. But here is what I know....

FSBO only works in a HOT market. I am not willing to pay 6% of my equity (approx 30k which is nuts) to a realtor so I am going with a hybrid which is Help-U-Sell. Only thing I have to do is show the house and I save thousands.
I just interviewed 2 'traidtional agents' and i Help U sell broker. The discount brokers DO NOT charge the fee up front. You can pay when it sells just like the traditional way. AND YOU GET LISTED IN THE MLS! After chatting with them I am thouroughly convinced the only thing the traditional agent does the discount agent does not is SHOW THE HOME. The traditional agents tried to BS me by saying they have tons of buyers, the market is going up, they have unique markeitng plans, blah blah blah . The Help U sell broker worked for Prudential, Remax in the past and he is no joke. Interview all your options and go with the one option that will be cost effective AND will market your home. I am not sure how you will manage to get into the MLS, which is not open tothe public, but a service that brokers pay for.

That aside, you need to offer the 4% commission. They will sort by commissions and not look past the box when they see that big ZERO.
