In the food court i have signed all major food brands Mc D...pizza,south indian etc + retail area + 30 rooms hotel in 4 acres . what else i can plan in the remaining 16 acres that complements each activity in the complex....

Which city? How about a theme park? Or a zoo? Or a hiking trail? Or bike trails, if you don't have hills?

You can charge admission for the park and zoo -- and rent out bicycles.

Gas station, Mall, Multiplex. 20 minutes from city is not too far. Maybe you'll need more than the 30 rooms planned. How about a water park?

Do your market research, but what about something like a country club or a tennis club or some kind of sports ground?
I have great ideas for a club like that, that can be run at a good profit!

You want to plan something to keep the people THERE. One thing you are missing is a gas station. The other is activities....maybe miniature golf....or better yet, an outlet mall.

I WOULD SUGGEST A SECOND HOTEL WITH A TWENTY FIVE YEAR LEASE , A GAS STATION ON TWENTY YEAR LEASE AND PUT THE REST OF THE LAND INTO A LAND TRUST.
