We have a $500.00 deposit and we would like to have it back but mostly just don't want extra charges. How far do we need to go cleaning this place? We patched a few dings in the walls, should we paint? We have been here 2 years. I know our landlords are picky, what matters most?

Your lease agreement usually states that you leave the apt. in the same condition you got it in, just buy a can of cheap paint and touch up the patches, especially if your landlord is picky

"Broom clean" is usually the standard. You shouldn't have to paint. There should be a walk-through with your landlord after you've moved your belongings and have cleaned, but before your lease time is up.

Take lots of pictures of the empty, clean apartment. Many landlords try to cheat and keep your deposit. Most places have laws about this, but they still try.

broom swept condition is standard. meaning leave it as you came in, no trash, no large pieces of furtniture for them to dipose of (they will charge you for this). if you painted it any other color than the original color than yes you should paint it back. landlords can charge you if it takes more than one coat of paint to cover up the color. (meaning if you paint it pink and then they repaint with two coats, they will charge you for the second coatof paint) all landlord are required to repaint the walls when you leave so you should not get chagred f9or them putting a fresh coat on for the new tenant. patch any holes or dings. take done all window shading so you wont get charged for removal. ask the landlord to do a walk trhough inspection a few days prior to moving out with you and point out any defaults that he sees that might contribute to you potentially losing a fraction of your securtiy. give proper notice of when you plan to vacate and give a forwarding address as well. good luck!

Make it as good as when you moved in and tell the landlord that if they question anything. Possibly read your lease too.
