I'm looking to buy a home in Maricopa and want to know the best builders and if you've had any trouble with the builder's lending company

Generally speaking, what percentage under the asking price would make a competitive offer.

Say the house is listed at 200k

The Apprasial is marked at 195k

Average cost of other houses in the area is around 185k

But there were 30k in renovations done to the house since it was built.

Under said circumstances, what would make a competitive offer?

Someone just told me that a mortgage loan officer cannot do his/her own loan for a property that he/she is going to buy. The reason is that the agent might exagerate information to qualify for the loan (Conflict of interest). Is this true?? In other word, this mortgage loan officer has to hire someone else to process this loan

We are moving to St Louis this summer and need to rent for 6 mos to a year. looking in St peters, St Ann, St John, Creve Couer, Maryland Hieghts, O'Fallon. We do not want to live in the city. Need 3 br 1.5+ ba, will take 2 br if it has a basement. Need reasonable rent, hopefully under 700 per month.

Does anyone know of a financing company out of Maryland or abroad that can i assist me with a home loan? I really dont have any credit and credit i do isnt substantial. My landlord said I could get out of my lease if I found somebody to replace me. So far, he's taken every person I've sent as a replacement and put them into a new apartment -- without letting me out! Three of them told me this through e-mail. The other ones I just never heard from again! Apparently, he told me that he was renting for a certain rate and a certain lease term -- and then turned around and offered my replacements a better deal! What do I need to prove that he's doing this in court? Are e-mails enough, or do I need witness statements? It is illegal, right???

I am trying to find a place in eastern PA where I can both hunt and practice long-range shooting. I would like to either buy a big parcel of land for this purpose, or find an owner from whom I could rent land for this use.

Web searches for this have proven useless, since there are so many businesses trying to refer to traditional real estate brokerages (for developed real estate).

1. Where can I go to determine where large parcels are for sale, and what the costs are?

2. Are there any forums where large land-owners would offer to rent their land to private individuals for sporting purposes?

I dont know much about mortgages but i actually dont have my own house, my mom is moving out of England next month and she also doesnt have a house here. Getting a council house can take years and i will have to be 18 years old to do that.

I've seen a ton of brand new homes and almost all of them have hardwood floors rather than carpet. a few have carpet in the bedrooms, but rarely is it throughout the entire house. is this a new trend? do people just prefer hardwood floors to nice, soft, plush carpet? I live in the northeast btw, so does region have anything to do with hardwood popularity?

I heard there are companies that you keep 100% of your commission but you pay a monthly fee .How is this working out for you, and do you think its okay for a brand new agent? I heard even if you dont sell you still pay the fee. But is it worth it to do it this way? Thanks for helping !

I am renting an apartment and my A/C has been leaking coolant for the past several months, since about February. I've put in several maintence requests and maintenance has come to fix it immediately.
The thing is that they always do the same thing over and over again, and the solution last for a few days or weeks. It's really annoying because it leaks constantly and causes puddles in my bathroom. Last time, I had to throw out about 7 gallons of the stuff when I put a plastic tub underneath it. I feel like they're not doing enough to solve it and are just kind of being lazy about the whole thing. Turning off the A/C is not really an option because I have other roommates to consider and we live in Texas where the heat is unbearable. Also, our complex requires us to have the A/C on 24/7. So, are they breaking the lease by not actually fixing the problem? Since Feb. the longest time it hasn't leaked was for a month. All the other times, it stopped for less than a week.

I am a mortgage broker and have been since 2001. I have a masters degree in Finance and not only know how to do loans, but I truly believe in "customer service and fairness."
My question is this; is it fair for me as the mortgage broker to charge $995.00 on the front as my broker fee, $0.00 in YSP, and give the borrower the lowest possible rate? I have been doing this for several months now, but really wondered if people really do care about fees. Yes, I want to continue to make a living in this business, but the last two months I have closed 6 loans each month, but after my split with my company, I take home $1500 a month. I won't last long if I keep this up....any suggestions????

My house is in forbearance and someone offered the option of a lease buy back program where an investor comes in and buys my home and then I lease it from him for 12 to 24 months with extra cash out then I would buy it back. Is this safe? Can he just end up keeping my home? Do I pay him rent? Can I buy it back at the same price? I need some advice quickly please. Thank you in advance!
