We are moving out of state within the next year. We are not sure excatly when we will move, but we are moving. In this market it can a while to sell.

So I am thinking we should try to sell our home and if we do sell it we can rent until we offically move to our new state. Of course, if we sell to an investor we may be able to rent out the home we are already in, until we move.

And I figure if the home doesn't sell by Sept. we can take it off the market till next Spring and see what the market is like then.

Any opinions? Comments?

We bought a course a few days ago on buying houses no money down. I'm kind of skeptical now but heard people really do it. Do these promises of these courses really work??? I heard Dave Del Datto and Wade Cook went belly up. But there are some new Guru's out there that are better, I think.

My brother and I bought a house in 2003, we were both responsible for the payments between the two. He bailed in late 2003 and my girlfriends mom decided to be kind enough to make the house current. Brother decides one day to come back and claim what was once his and i moved out, because he claimed he could handle the house on his own. I became aware that he is late over 4 mths in payments. Since im also on the loan i've been getting promotional letters from lawyers that the house is on the Sheriff Sale for July. We also have a real estate agent in our family and i just saw that she posted up the house for sale a week ago. So my question is since he is so late on the house payments and the house is up for sale now, can it still be foreclosed???? I bought this house with him out of a favor, he didnt have any credit and was starting a family.

I bought my house for $107K last yr. According to the county it was only valued at $84K making year end taxes cheap for me! The appraised value of my home went up $24,000 in one year according to the notice I received from the appraisal district. This is making taxes on my home way more expensive this year. Is there a limit to how much counties can raise your taxes in one year? Should I protest this on the enclosed form I received from them? If it helps to know, I live in Texas.

When we first moved in our condo, we were to sign a 6month lease but building complex required 1 yr so we signed it. Landlord told us he's selling the condo & will be up to the new owner if he wants us to stay or not. We have 3more months til our lease is up & we received a letter from landlord stating that property is sold, that this is a notice to vacate by end of june & deposits would be refunded 20days after depending on condition. And that he would love to be a reference since we were great tenants. Our landlord is a really cool guy so we don't want to cause any trouble for him. But do they have the right to ask us to leave like that? 2months earlier than lease agreement & even so, are we the ones whose suppose to make the choice of staying or leaving once lease is over? My sister told me I can ask for some type of agreement from the new owner if he want us out? Help? San Mateo county..

I heard about goverment help for first time home owners and need to know how I can apply and how it works. A new house would be nice but a used one in good shape is also good. I don't have anything right now for downpayment and won't for a while cause I have 2 kids- 22 months and 2 months and wife doesn't work. Should I get a loan if I can before I try the home thing or how do I get all of that with my situation? I am not thinking I will get anything for free but want some real advice and info please, thanks.

I currently have a flat with no equity in it but no debts either that I am currently renting out. The rent doesn't cover the mortgage but most of it.... I would like to purchase a house with my partner and keep the flat would this affect the amount they lend me? If so is there a particular rule that lenders follow or is it down to your personal circumstances?

I got a preapproval letter for the loan, but realize that I have very little liquid cash to cover closing costs (in an emergency I could cash out part of a 401K). What would the range typically be and what would a reasonably competitive figure be to cover closing costs? Any information you have would be helpful.
Also, is it reasonable when making an offer to stipulate that I have 60 days to close or is it generally expected that everything will be complete within 30 days? Thanks.

1. the building inspection revealed hairline cracks in the foundation(three more have appeared since the report was done 30 days ago.
2. my mortgage lender raised the mortgage insurance by $40 per month and did not disclose until i discovered at closing table. then faxed a new good faith estimate to the closing for me to sign.
3. i walked away from the closing table and did not sign anything. i do not want the house now.
4. the house costs 237,000 and i've given $3,000 earnest money.
CAN I WALK AWAY FROM THIS DEAL?

I recently decieded to move into a rental home with my partner, however, I am now unable to afford the move. The owner of the property attempted to rent the home out with old paint that was full of dirt and scrapes from the last tenants. I refused to move in and pay 950p month for a home that was not up to par. When I explained this to the landlord he decieded to paint...He now refuses to refund my 1375.00 that I have given him to move in. I ran into hard times and cannot move, but don't feel that I should be responsible for the upkeep of his property. Am I? And how do I get my money back, he refuses to return my calls. I have not signed any agreements, although he tried to have me sign the lease, and have all of my reciepts from him.

Since this landlord took over the apartment building over the past 2 years, there have been 4 car breakins inside the enclosed garage, and reports of apartment breakins. This landlord has allowed some shady residents in the building who sale bootleg movies/CDs, drugs, etc, and they have downgraded the building environment that use to exist under the former landlord. The tenants who were robbed reported this to the landlord but were told by him that he is not responsible for increasing security (video cameras, better lighting in the garage, etc), and that it is the tenants' problems. He left a curse filled voicemail for one of these tenants threatening to 'make them pay for the rest of their lives' after he learned that the tenants told other residents about the breakins. Instead of being compassionate to want to make the building a better, safer place to live, he accused the tenants of defamation. They did not accuse him of the breakins. Any advice on what to do?
