After seller sold the property that I purchased and escrow closed, the sell, who had purchased another property, backed out of that deal and has refused to vacate and has not paid any rent. Escrow is, however holding the money until he vacates.

I want to move to a rural area in Missouri or Arkansas near a river or a lake but am not familiar with names of towns or cities. So how can I organize a search to buy a cabin on some land within a 10-minute drive (or less) to go swimming?

(I am spending hours online and not really getting anything done.)

I've live in a high rise condo and they require a $150 non- refundable deposit for moving out. In addition to this, there is a $250 deposit that is refundable if there are no damages. This seems absurd! I have 10 items to move which would probably take 2 elevator trips. I had movers scheduled for Sunday at 2pm but there is no moving allowed on Sundays.

I'm on a tight budget. I'll probably spend $500 for the whole transaction. A friend suggested I do a "Midnight Move" since there won't be much traffic and I won't inconvenience anyone.

Does anyone know if there are legal repercussions if I choose the cost effective route? I didn't see anything on the agreement form the Building Manager gave me.

I live in California and I am moving out of my apartment. My landlord wants the place insanly clean and it's not worth my deposit to me. I'm fine with not getting a refund of any deposit but can they send me a cleaning bill for above and beyond my deposit? What about repairs?

We are trying to buy our first house and it has been LONG. A few days ago our mortgage broker said we were given the clear to close which I thought meant we were done trying to "prove" that we are worthy of recieving the loan. Now today she has called and said that she needs copies of the check from our 401k and deposit slip. Is this right? Can they continue to ask for MORE stuff? OR is this normal?

I have had my mortgage for almost 5 years and somehow a credit for 59,000 showed up on my statement a few months ago...i did obtain a payoff for the home...I should really owe 65k but i only owe 5k now...if i were to pay it off and sell could there by any problems for me in the future. This is obv the banks error and not mine? Thank You

This is an update on the question I asked previously. I have lived in my home for 12 years. The neighborhood is not the best anymore. I wish to move. My credit problems and disability, along with only one good income..will I get financing for another home. I will sell the one I am in now.

If I were to win the auction, would I be responsible for paying all liens currently on the house? Would I just do that by contacting the party owed and paying them?

apartment rental and two peple filled out applications and both were approved,at move in one person was unable to be there because of hours of employment. Legally do both have to sign at the same time ,or can one sign at later date.

We started house hunting in April. The second trip out with our buyer agent, we fell in love with a home but were iffy over it's school district. That day, our agent mentioned a good starting offer would be 120k - 123k because it had already been on the market for 2-3 mths and that they reduced the price a couple weeks prior, from 132,900 to 129,999.
Jump forward: we've viewed over 80 homes (Metro Detroit Area - 78% foreclosures and very few buyers) and have decided to take a 2nd look at this home and make an offer tonight.
We tell him to type up 124,500 with 5k concessions...so that we have negotiation room. We want them to know we're serious but don't want to go in offering full listing price.
He says, "I thought we discussed the risks of low-balling these owners."

Am I crazy? I thought it'd be fine to come in just a little under 10k difference?

PLEASE advise!
My husband's now questioning the agents' confidence and negotiation skills.

We just recently bought a new home, and I am wondering what to give as a thank you gift to the realtor that helped us out so much. First off, he wasn't OUR realtor. He was one we just happened to call because we found his name on MLS in our area of interest . The way it worked was if we didn't get this place he wouldn't get any money at all(not his listing) . Anyway, we ran into some issues that were very stressful...though they worked out in the end... and he told me and my husband that he and his wife wanted to pay our lawyer's fee because of it all. We were quite surprised and told him 'No, thats not necessary' about a dozen times, because nothing that happened was his fault, but he wouldn't hear it. I want to get them something nice. I was thinking resaurant gift certificate, but was wondering how much ($) of a gift certificate. I also know from being at their home to sign papers his wife collects crystal and they love to drink Fresca. LOL

we'll probably have to pay the full term of the lease?

What happens if you can't afford to make double rent payments? Will landlords work out payment plans?

I was relieved to see our lease didn't state anything about early termination. I thought that meant we could. I was concerned about losing our security deposit, but I had no idea they could make us pay for the remainder of the term. Is that really true? I felt nervous before, but now I'm thinking we should cancel the plans to buy the house. We really can't afford to pay two payments and I don't want to jeopordize the house or our credit.

Is it really like that? Them making us pay through the end of the lease? I realize a rental agreement is a contract, I guess I didn't realize how serious this was.

I moved in end of February and the landlord still hasn't given us a lease. Also, there are a lot of things that need to be fixed that have been broken for over a month now. I just recently found out I was pregnant and feel like this apartment I am in is not safe for my child. The windows don't close properly, some don't even stay up...the mirror on the cabinet in the bathroom almost fell on my head while I was doing my hair. This building is a mess and the super never is around to do anything. I don't want to dealw ith this place for another 2 yrs so I am wondering since I haven't signed a lease yet, can I leave and still get my security back? I paid 2 months rent & 1 months security when I moved in.

and I am concerned about fee's and losing our security deposit. There is nothing in our lease agreement about early termination. Should I just write a general letter stating our intention to move out or give reasons why?

We are moving out for a few reasons.
1. We have have many maintenance issues (rats, dishwasher not working, dryer vent clogged, toilet "flusher" broken off, etc.) My husband has been forced to fix many of these issues and pay for the parts and the equipement rental.
2. There are some very strange situations going on in the building. (A woman approched my husband and 4 yr old at his truck, tried to pull my daughter out accusing my husband of kidnapping her) loud neighbors, and the man upstairs is physical with his wife. I call the police regularly, but with two young kids (4 &1) it's not acceptable.
3. We have been talking to friends at church about the situation and though a friend, we found a house! We close on the house on june 28.

Thoughts?

I live in the province of Quebec, in Canada.

My boyfriend bought a house recently and there was a person renting the little bachelor attached to it.

The thing is: my boyfriend bought a 2 bedrooms house. Not a duplex with a tenant.

My boyfriend told the ex-owner he wanted the tenant out when he'd take possession because his dad would be moving in.

When he got the house, the old man was still there so my boyfriend went to him and told him he had to be out by the end of the month because his dad was moving in.

His dad has to move in by June 1st because he'll be in the street by that day.

The tenant has NO lease and we've been telling him he had to be out by June 1st for the last few weeks.

He says the ex-owner didn't tell him and that he couldn't find anywhere else to stay. We think he's not looking.

What's the legal way? He has no lease, the house is considered a one-family house and the room has to go to the new owner's father.

the title on our doublewide is inactive and is being assessed as real property it is set on a permanent concrete foundation we had an appraisal for 180000.00 and only owe 144000.00 so we have 36000.00 in equity yet because it is a mobile home all of the banks say they will only lend 80% as opposed to the 100 to 125% they would lend on a stick built home. any solutions. thanks

I may have landed my dream job in Phoenix. The company may be paying to relocate me. I live in an apartment in Cleveland, OH. How much would be fair to me and the company, to relocate? Also it was mentioned that some of the $$ they would front for my move would be paid back... what's fair with that?

I recently bought a house. It is NOT a duplex or anything like that. It's a one-family house with a small bachelor attached to it. When I bought it, there was someone renting the bachelor. I don't want that person to stay there anymore since my dad needs a place to stay and I want him to live there.

Tenant has no lease and keeps on telling me he won't leave that I'M the one who has to find him a place to stay...

Any idea concerning my rights and what I should do since I want him out for the first of June?

He knows I want him out since the beginning of May and doesn't seem to be looking for a place to live.
