I get the seller to sign a property contract with me and I have the buyer sign an assignment of contract with me, is that all the forms I need ? Do the buyer and I sign a property contract too ? How do I actually get paid? Do either party ever know the real prices ? thanks in advance....fs

My renter had a plumber fix a toilet. He paid with a check and his check bounced. Now the plumber wants me to pay for the services because the renter has moved out and he cannot get in touch with him. Do I have to pay as a property owner?

I entered into Sales & Purchase Agreement to sell an apartment. The due date is clearly stated as 25-Mar-2007 or 3 months after signing of S&P on 25Dec2006. Today, the buyer's lawyer calls to inform that the due date is 3 months after developer approval to delay payment and avoid paying interest, can someone advice?

She will fight the action by saying that he was retalitating against her (She complained to the alderman and a local legal office that she wanted some new appliances - all of which were working fine to be honest). Before the landlord gave her the notice, she changed her locks (which is apparently against the agreement she signed) Does she have a case? Will she win? Please, informed answers only. This happened in Chicago.

need some honest advice, from those in the know:

am i able to back out of a home buying contingency based on the home's location, i.e. an overwhelming amount of registered sex offenders within a 2 mile radius of the home?? i have two children, 8 and 2... and the figures of RSO is quite disconcerting. please help.

I thought about building a house myself, but some individuals on this site discourage it, because of the time and work that goes into it. I am still undecided. Does anyone out there have examples of money that they saved by building the house themselves. I may just end up buying a pre-owned house, but it is almost impossible to tell 100% what you are getting when you do that. Where I live, some of the houses that are listed at $100,000.00 are only worth about $60,000.00 to $70,000.00. I would really like to build a house, but I would rather spend a year building it myself and save the money that I would pay for someone else to do it for me. Give me any examples or advice that you may have. I would appreciate it.

I have just sold a house and brought another. We are using the same lender. It's supposed to work like this, the loan we have for our current property is still active until settlement. We have another loan set up inactive but will take affect on settlement when we move into the new property. Basicly the current loan rolls over into the next. I was suprised to get a chq today for early realease of the deposit from the sale of our current property. I called the solicitor and asked where it had to go, she said it's your money but we will still need our costs paid for out of it. I called the bank and they said to put it straight on the inactive mortgage, if I do that I can't get it out again if part of it needs to go to the solicitor. I can put it in an offset account but I dont want a problem at settlement if its not in the right place in the first place. What the hell am I supposed to do with this?? PLEASE NO STUPID ANSWERS IT'S NOT GOING IN YOUR BANK ACCOUNT...

I made the mistake of using a friend that was new in the biz as my mortgage broker on my new home. He is with a small operation. Well, I am suppost to close on June 5th and he said they can't do it! I have to call around tomorrow to find a new mortgage broker, but will they be able to close this fast??? Tomorrow will be Thursday, May 24th!

How does this work? Do you just call and tell the power co. that you want the power turned on for two hours to conduct a home inspection or what? And about how much does it cost? is there a set fee or something?

My actual lease is up, and I'm renting month-to-month now. I'm supposed to give 60 days notice to vacate, but I am moving into a new house in the next 30 days. Is it important to pay the extra month and keep my rental history squeeky clean? Or does the rental history become irrelevant once I've got a house, mortgage, and equity?

We tried with one well known company and he said that the requirements have changed and the minimum score has gone up to 620 because of all the people with bad credit getting approved in the past now claiming bankruptcy has caused mortgage companies to go bankrupt and raise their standards.

We are in the process of buying a house. The FHA appraiser found a slight problem that needs to be fixed in order for the loan to be approved.
The wire running from the electric meter outside to the fuse box inside is "weathered" and needs fixed.
Problem is, the house is a short sale, and owner refuses to do any repairs. Also, the gas and water was not on when the appraiser went through, so he wants to reinspect when those are turned on, and the wire is fixed.
What I am wondering is who should fix this wire? I doubt the bank will do it, but I don't feel I should have to pay especially if we don't know if the appraiser will find problems with the gas and/or plumbing. If we fix the wire, and some other major problem arises...we are out that money.
If we agree to pay to have the wire fixed, can we ask that the cost be deducted from the price of the house?

What about in situations when a seller sells a house to a buyer (unrelated) for much less than market value because they are desperate to sell in a bad housing market? Why wouldn't that be considered a gift to the seller as well? Simply because they are not related??

Hi, I am a renter and the owner of the condo I rent lost his property back to the bank. A realtor came to verify occupancy today and mentioned that the bank might offer me cash for keys to leave within 30 days. Anyone tell me what a reasonable offer might be? I'm thinkin at least 2,000 since the old owner is not gonna give me back my deposit and I need help moving.
If I deny their offer, will the eviction go on my record?Will it buy me more time? What if I move before the eviction is complete...Can I make the bank an offer? Like, an amount I think is best for me to leave within 30 days? I'd really appreciate any input...thanks
