I can get you a mortgage between 5.75% and 6.5% on a 30 year fixed. Interst only arms start at 5.25%. Email me and I can take an application from you and refinance your home within one to two weeks.

Many mortgage companies have offices throughout the country. The market is around 6-7% for fairly good credit. Not a lot of mortgage shopping you can do. Banks may offer a lesser interest rate than some mortgage companies, but may not have the same flexibility.

If you can afford the home itself. Many of my clients here in NC sold their houses up there, put half the profit in the bank, and used the remainder for a house down here.

There are nice parts of all three places, but pricing for a place varies greatly. In MD, go for a place in Bethesda or Silver Spring (downtown) are good for both nightlife and commuting. Taxes are high in Maryland as there is a state tax and locality tax which lead to higher tax rates altogether. Silver Spring is less expensive than Bethesda. In NOVA, Alexandria, Arlington and Ballston are all nice areas for commuting and nightlife. Taxes are lower than in MD and DC. If you have a car, the Fair Lakes area of Fairfax county has some nice places to live for less rent. In DC the best areas for nightlife are the Adams Morgan, China Town/Gallery Place, Dupont Circle. and Georgetown. Commuting is a little trickier in G-town because the closest metro is a bit of a hike. Sales tax is high in DC. I am not sure about other taxes, though. Craigslist is a great way to get a feel for places to live and the general cost of different areas. Washington City paper will give you a good idea of the type of nightlife by area.

If you get a copy of the Thursday Washington Post News Paper you will find a realestate section. In that section there will be a listing of all of the major mortage companies with their rates and points. You should also find several columns talking about other realestate items.
