I have an 80/20 adjustable. Bought in 2006 June. I have come to a place in financial that I wanted/needed to sell the home. However, no one wants it. I did not want any money out of it. I just wanted out. However, even the "we buy houses" say no. Refinance say no. I am current on my mortgage and in good standing with the mortgage company. They just state that the credit dosen't qualify for them to help. All I want is to have someone take the home over I want nothing from the sale. I have no money for closing either How does it work to return the home to the bank and owner of the 80/20?

I live in California. My lease runs out May 31. So I figured, since I didn't tell anyone I was staying, I would be able to leave. But my manager came by yesterday saying I needed to give a 30-day notice. Is this for real? Is there a way around this? I've already begun packing and making plans for June.

My husband and I are looking to find a home. Our lease on the apartment we have now will be up soon. We would like to have a house instead of an apartment. Neither one of us can get a loan so we were looking at foreclosures. Can anyone explain to me what exactly a foreclosure is? He says that on a lot of foreclosure properties whoever buys it will just take over the loan from the bank that the previous owner couldn't pay. However; a lot of places I look state that we would have to get another loan. Can someone help? Will we be making monthly payments on the previous loan or do we get one of our own?

Our house is on the market right now and its been 2 months. We did have an offer, but the people were really low balling(below what we still owe), and their requests were strange. We live in a Great neighborhood(south side), Great schools, close to everything. We NEED to be moved up North near Appleton,WI. by August. If our house doesn't sell when do you think we should start looking for a tenant? I have Health issues' and my family needs to move so we can be closer to my father and step mom so they can help us out.

we rent a property through an agent, and the landlord has just given the key to a engineer to look at the gas boiler. The engineer just unlocked the door and entered is that really aloud. where would we stand if anything went missing or was damaged?

I know in certain States and countries it is mandatory for a realestate agent to tell thier clients if there are physical damages to the house.

But is it madatory to tell the clients if there are things that happened in that house like a murder or suicide or if it was a crack house??

for exaple if a couple with thier kids move to a new town and they are not aware that the worst murder that town has seen happened in the house that they are buying. And the realator does not tell them and sells it for the going rate in that area. Once the couple finds out they are creeped out and want to move but no one wants to buy that house if they sell it they would probably take a loss in the price.

Is it law for the realetor to disclose that information in certain states or countries.
What is the specific law and how does it work?

This condo is being offered for rent by the owner. How can I be sure that the offer is legitimate and is accurate as represented on line? How can I verify the ownership of the condo?

We have a signed contract to purchase a home. All contingencies have been approved.

We now want to get out of the home purchase. We noticed that on the contract, the name of the sellers is wrong. It lists the wife's name twice. It has been struck through, and the name of the husband has been added, but we did not initial next to that change. Does this void the contract? Can we get out of the contract based on this?

I have a mobile home that I want to sell, however the realtors say they cannot sell the house without the land. I DO NOT WANT TO SELL THE LAND. I'm only interested in selling the mobile home. I need sound advice on how to sell the home without selling the land. The mobile home doesn't look like a mobile home at all. It's been remodeled. Please help.

We have all been told by the landlord to vacate our unit obviously durring this fumigation process. He has stated in a written notice that we will be compensated a rediculously small amount of money to stay at a "friends house" or a hotel for two nights. He continues to say that we can deduct this from our rent. First, because of the area, and time of year (beach community) being "high season" the amount offered would not cover a comperable hotel room for even one night. I also work from home and my work includes international hours that can run any of the 24 hour day. He is aware of this.
Frankly I am insulted.
In light of the tremendous inconvience to all of us tennants, his letter concludes with a statement reminding us of the tremendous cost this process comes to him. I call it the cost of doing business. Is there a specific ratio of rent that is appropriate in this case to put us up in a hotel? Something legal? Never mind that I find the whole idea just discusting. Thanks

I'm going to add one roommate to the renter's insurance because the other two refused to hand over their driver license number. My agent tells me only my property is covered and not the roommate's. I was wondering if they can be covered too for their own property protection, liability protection, and other protections. Like my limits now is 20,000/300,000 and I'm wondering if my roommate can also have their own 20K/300K protection under my name. Or must they get their own renter's insurance?

We rented a property to a acquantainance and since it was supposed to be a short period of time, we did not make a contractual agreement. This little prick has been late and she now owes one full month of rent. What are my options, I need the money to pay the mortgage

We own the house that the renter is staying in but he has not paid the rent or utilities since he signed the rental contract. He doesn't own anything that I'm a where of and he can't hold down a job. We are going to give him an eviction notice. He only owes a few hundred dollars but I wasn't sure what the better option would be. Take him to small claims court or put a lien on him if that is even possible.

We bought a house last August and have been trying to sell it since December. No-one seems interested (the house is a little unusual). We cant afford the mortgage (which is one of the reasons we are selling, plus we are expecting a baby in October) and are close to defaulting on payments. We cant drop the price on the house as otherwise we will owe the bank (who are already going to charge us $7,000 as a penalty for repaying early), plus the estate agents fees, settlement fees etc mean we are already selling it at our lowest price. I am getting very depressed at being stuck in a house I really now hate, with what seems like no way out. We really need to find a solution in the next few months. Has anyone any idea whether you can just hand a house back to the lender and walk away? We will already be losing $50,000 in what we have put into the house, but it will be worth it to get my sanity back. Any ideas?

2bed, 1 den, 2 bath condo in Irvine, California. We left our place in decent condition with just the usually wear and tear. We moved out the 5/1 and did the walk through with the landlords. There was nothing major that they wrote down on the walk through and they said they were going to e-mail me a copy of the walk through papers in a few days. A week later, they sent me an email saying that they didnt think the security deposit ($3000.00) was going to cover the damages. 5/20, they dropped off the final walk through papers w/o a call and a bill for 4,500.
3600 for painting/shutter repair (NO)
toilet paper dispenser 90 (expensive, but yes)
repair man 220 (Yes)
housekeeping 375 (Yes)
carpet shampoo 170 (Yes)
new fridge 1450 (NO)
limestone cleaning 1200 (what?)
screen door 400 (NO)
What should I do? small claims. lawyer, what?
