Our house is on the market right now and its been 2 months. We did have an offer, but the people were really low balling(below what we still owe), and their requests were strange. We live in a Great neighborhood(south side), Great schools, close to everything. We NEED to be moved up North near Appleton,WI. by August. If our house doesn't sell when do you think we should start looking for a tenant? I have Health issues' and my family needs to move so we can be closer to my father and step mom so they can help us out.

Two months on the market is not extremely long. The average sale time for houses in Wisconsin exceeds 100 days in most markets. And the market is further softening, due to foreclosures hitting the market in higher numbers than usual.

Are you prepared to be 'absentee landlords' ? Bear in mind that a house which is rented is generally tougher to sell than one which is not. Generally speaking, tenants are not thrilled to see a change of ownership, particularly on a single family residence, since it may well mean that they will have to move. Cooperation from tenants in such situations is often less than one would expect.

It's not unusual to get a low ball offer on a property. There are always folks out there who think you are desperate. Your best bet is to counter such offers with a price for which you are willing to sell. If they walk away, then they were not really interested in anything other than a steal. Keep some patience, and wait it out as long as you can.

my advice as a former realtor is that you should definitely find other loopholes to sell your home. if you don't have a realtor get one.. make sure they work for thier commission... have all kinds of open houses.. even talk to realtor about possibly expanding ads and be sure to get enough publicity so that your home has a higher chance of selling. you don't state if you have a realtor or not. but i can tell ya right now, your safer with one.. they look out for your interests...
