I have a mobile home that I want to sell, however the realtors say they cannot sell the house without the land. I DO NOT WANT TO SELL THE LAND. I'm only interested in selling the mobile home. I need sound advice on how to sell the home without selling the land. The mobile home doesn't look like a mobile home at all. It's been remodeled. Please help.

There is a lot of information that you did not provide. Are you trying to sell the home and have it removed from the property or are you trying to sell the mobile home and have the new owners lease the property form you?

First, you must find out if the home and land are deeded together. To find this out, look at your last county tax bill, if you have just one bill and if it lists the home and the land on this bill, your home and land are combined and considered real property. Thus, you can not separate them in a sale without going through a title company and re-titling the mobile home as personal property and getting it registered with the DMV.
If you have a loan on the land/home, you are dead in the water , as your current lien holder would never permit this.

On the other hand, if you have a title from the DMV, you can easily sell just the home and either lease the land or demand that the person buying the home removes it from your property.

The answer to your question lies in whether this is truly still a mobile home, or has been sufficiently remodeled and renovated to make it a permanent structure. If the home is still movable, you can sell the structure only. If it has become a permanent structure, a person would be a fool to buy this structure without owning the land on which it sits.

My guess is that your realtors are correct.

if its still mobile, i.e can be moved than sell the structure separately. (have people come and look at it, do through private sales) if it cannot be moved than u have a problem bc then its part of the property and the whole land + home equals the sale. good luck!
