Everything is going good but I am worried about the closing.
Will we still get the house no matter what defects are in the title
and does it have anything to do with what kind of loan we get?
We are signing the contract tomorrow & I'm VERY nervous...

We've discussed the house for months, and now I have the $ so we talked to a lawyer today to draw up a contract (I haven't agreed). His stipulations are:
*9% financing 48k over 15 yrs
*$5 per day late fee
*foreclosure in 60 days, rather than 90
*and I'm also not permitted to ever rent the house to anyone.. even if I were to move away and still make payments/kept my own house insurance.
*he had a "sour" face when I said I wanted a home inspection this wk
The owner won't even have the house paid off for 13 yrs bc of a home equity line. Am I better off renting for a few more years and get a mortgage?

renter says I cannot evict her because someone else did the damage. It is her boyfriends ex wife she is fighting with. The cops have been there 8 times in a month..she only has a month to month lease...can't I evict her?

I terminated my lease on a home I was renting by giving verbal notification over 60 days prior to my move out. I encouraged her at this point to start showing the home to find a new renter. My landlord never attempted to rent out the home and decided instead to sell it and had a for sale by owner sign in the front yard 2 weeks prior to me moving out. One month later she had it listed with a real estate agent. She is demanding me to honor the lease term even though she has made no attempt to rent it out. She also has kept my security deposit without any written explanation of any repairs necessary. Then to top it off she contacted my fiancee and told her about the entire situation which is confidential information and goes against the the Fair Debt Collection Practices Act.

How would you suggest I handle this situation?

Note there was no early termination clause in the lease and I live in Atlanta, Georgia.

since it will be the bank's property, my friend is planing to leave a bunch of old junk the the backyard, because he doesn't wnat to spend money to dump the junk at a landfill. Is this legal? Can the bank, or whoever is in charge of the property fine him for leaving the stuff there?

They plan on inviting other friends to get rid of any garbage they have so they too can save dumping fees.

I recently refinanced my home and obtained a second mortgage that was to adjust with the national index posted in The Wall St Journal on the first day of each month> I was told this index hasnt changed in 12-24 months however my rate went from 8% to 12% in just the last three months. Can someone explain how I can check to be sure my lender isn't giving me the shaft and if they are-- how do I challenge this?Is there an agency I can bring my note to and have them review it? In 6 months the lender says my rate can go as high as 15%- help!!

I live on Balboa Island in Newport Beach and it is a very wealthy area. My neighbor bought a Hyundai, a faux luxury model called an Azera. If he parks it on the street, will it bring down my property values?

He really shouldn't park such trash cars on the street, it's a total eyesore.

We are about to buy a home. We have great credit but no down payment. My mom has bad credit but is willing to give us a nice chunk of money if we let her live in our fourth bedroom. We are about 24 years old, have a toddler and I am due in June. I think it is a good idea, as our mortgage would be lower. The downside is what happens should we have another baby or it just doesn't work out. I don't want to hurt my mom by effectively kicking her out. She would be on neither the mortgage nor the title. What should we do? Turn down the money or chance the blended living situation?

EMC Mortgage company by far is the worst place to have your home loan land in. they never post any payments in a timely manner. They have very rude customer service people. I have tried to get out and they tell everybody that they do not sell mortgages when in fact that they do.

It's acually for my mom & her husband. Two months ago they moved in a new house, they are renting. They signed the lease, pay the rent on time, they are good tenants. They just received a letter from ther landlord that they are getting evicted & have to leave the property in ten days bc they have a bird ( one of those small birds you get from the pet store for like ten bucks) & a fish tank ( also not very big). Now in the lease it does state that they can't have small animals like a dog, which they had a teacup chihuaha & had to give away. But nothing a bout fish or birds. My mom thinks she should get a lawyer, which I agree. Can the landlord actually get away with this? Is this legal? Does she have any right? I understand it is her house & they are just the tenants but isn't she being ridiculous?

I bought my first home on October 31, 2006. It is a good starter home but I'm not crazy about the neighborhood/area and I want to plan on moving within the next year or so. I can qualify now for a much nicer home and I'm sure I will be able to qualify for even more within the next year.

There are many things I would like to do with the home while I am in it but I don't want to put too much money into it because I worry that I won't get the same amount in return due to the neighborhood. The things I am sure that need to be done are painting the entire house and new carpet in some rooms. I would like new light fixtures (the existing ones are brass) and things like that but don't want to spend money where it is not needed. I plan on doing some landscaping to make the exterior look more presentable.

I would just like to know what projects I should invest money in and what projects I can go without doing to make the home presentable to sell without putting too much money into it.

I want to invest in some property in London. My budget is £1000 a month. I know prices are high, but at the moment, I'm throwing away £12K a year in rent.

My main question is, what property price-ranges should I be looking at for £1000 a month? Also, what kind of mortgages are there and what are the adv's/disadv's of each; I'm a first-time buyer, does that help?

Ok, so I moved into my apartment in upstate NY in October of 06. I asked my landlord to please replace the screens in the windows because they were all missing. She asked me why I needed screens. I wasn't expecting to have to explain, but I told her i wanted to be able to open my windows for fresh air. I also mentioned I had a two year old and having no screens is pretty scary. She then said screens aren't made to keep children in. Now, I realize this, but having a screen in between my baby and a third story fall is something I want. I don't think she would ever try to climb out the window, but it would be nice to have something to dter her from trying.....like a screen. Is there some kind of regulation that there should be SOMETHING in the window of a third story apt that is occupied by a family with a toddler?? Please help.

i'm set to complete this week but it's really stressful! I heard that you have to wait till you are called on the day for them to confirm the transaction has gone through etc. So you don't know for sure you'll moving to the last minute!! I find this very stressful and hard to plan for!

Has anyone got any tips or could tell him the usual things that happen on the day?
