What does it mean when someone voluntarily forfeits their mortgage? I need to know how this happens? What the benefits are? What are the disadvanatges? The person was going into foreclosure so is this a better option? If so why?

Photos are taken at each inspection no matter what.
I don't want to request copies of the photos only to have the agent say no I have no legal right! HELP!

I have purchased a home and considering refinancing because my monthly payment seems quite high as a result of the short mortgage term. I put 20% down and have roomates living with me to help pay my mortgage. I was told that by paying off real estate as fast as possible is the quickest way to build wealth and equity. I would like to have some more spending money if I can as well as still continuing to build equity in my home.

I am renting a house that I'm planning to buy at the end of my lease. When I signed the lease there were some issues that were to be taken care of, they have not been, and it's been almost two months. What are my options legally? Can I refuse to pay any further rent until the problems are fixed?

I live in San Antonio, Tx. I am a full time college student, and I missed a few days of work due to an overwelming amount of school work due, since it's getting close to finals. My boss told me that I was basically fired and now I can't pay my rent (I was barely making it to begin with). Even if I FIND another job, I won't get paid until after the rent is due. What can I do? I don't know how evictions work.

We Have recently purchased a house in London but can't move into it(far off from workplace) and we don't plan to move there in future also. at present if wesell it off we r getting a
profit(£5000). The other thing is to sell it after 1 -2 years and rent it out now(tenants available). our mortgage will be covered by the rent
only doubt i have is if the market becomes static or the house prices fall down we will land upp in -ve equity
my partner views r if we r not planning to move into that we should sell it off now
my views r we should hold it as house prices always go up and we will make profit from it
what is the advice?

Okay, I need an equation for a mortgage calculator. I already figured out the mortgage calculator but what I need is an equation which will tell me what my down payment should be. So that I can afford that rate at 30 years and at say 6.5%. So for example. My job might allow me to pay $2000 a month for a mortgage, and my mortgage is 400,000 with monthly payments for 30 years at 2528.27 a month. What should I pay in a down payment to make it $2000 a month. I want to be able to change my downpayment options because I have some money saved up, and the mortgages may change depending on the house. Does this make sense. It is confusing I know but I also know it can be done.

If a person signs a buyers agency contract then, finds a home without ANY help from that agent ie: searched the newspaper herself, went to open house alone,
the agent knew nothing of this property...
Is that agent still compensated? Or can the buyer get out of the contract?
All in the state of N.C.

My brother is in a bit of trouble with his mortgage company. He has an ARM that has gone from 5.9% to 9.9% in 7 months! So Im going to buy the house (with cash) and allow him to continue living in it and just pay me a more affordable payment. I've received the payoff amount so Im assuming I just wire the funds? At least, this is what his mortgage company told me to do. Then they said that it would take 14-17 days for "a refund"?? I don't understand that one, but anyway, They said that then they would send the payoff info to the county stating that there is no longer a lien on the property. So, how do I get this into my name without spending thousands on a title and escrow company or an agent??
