We have just bought a house, when we moved in we discovered the previous owners have left it dirty and damaged, besides the small claims court is there any way to claim back some money for repairs?

we had the property inspected and it was fine at the time, we moved in 7 weeks later.

Did you have the property inspected? If not, I don't think there is anything you can do. You may want to talk with the previous owners, but whether they will help is debatable.

Any claims that you will have either against the seller or the agents in the transaction will really need to be addressed by legal counsel to see if it can be mitigated versus litigated which can be a very expensive enterprise with no guaranteed results.

Check with a licensed reputable real estate attorney in your area who will check all the terms of the agreement and also determine if you can claim that the doctrine of merger theory does not apply to any promises and or disclosures that were made in the original purchase agreement.

Unless any money was held in escrow, then you have to go after them in court. Usually that is what the final walk through is for, to determine if there is any left over debris or if there is any damage, that would be negitiated in the closing, and money left in escrow to clean up the mess and make any repairs. Speak to your real estate attorney and see if they have any idaes, but typically small claims would be the way to go.
