I am considering purchasing a home, however, I will only be there for 2 to 3 years. If I buy this home, I would like to rent it out once I leave the area. At current market conditions, I would be about $400 shy per month between rental and mortgage plus expenses. I am curious if you can claim both mortgage interest paid as well as the phantom loss on the rental on my income tax return. This would be my only home and my total family income is just under 150k/year.

I've never heard of this before, but they want to charge my girlfriend & I $100, so that they can get a background check done on the both of us before letting us rent from them. Is this a common thing? And do they usually charge that much?!!!!

According to my mortgage papers, I can't no pay more less than 7.85% or more than 13% in the life of my loan. Starting on Octobre of this year is going to go up, however I want to know if is going to go all the way to 13% or start less than that?

I came home today and my neighbors apartment door had been kicked in her apartment was robbed clean. This is obviously concerning and would like to get out of here. I knew when I moved in 6-7 months ago that this wasn't exactly the Ritz Carlton of apartments but I didn't expect to be this bad. The stories I have heard... A drug dealer lived downstairs and it took them months to take legal action to evict him. Break ins are evidently aren't surprising and management has taken little action to help. I also come home to the smell of marijuana coming from upstairs several times a week. The main door into the building has even been rigged to allow anyone/everyone to come and go, again, no action when mentioned. I just want out, I don't feel safe, does any of this constitute breaking a lease? I have access to an attorney through my University that I could excercise if it would help. Any thoughts? Should I cough up the two months and the security deposit and run or what?

I moved into a house one month ago. We moved in with a dog which the landlord knew about. A week after we moved in, she can and informed us that the dog could not be in the house. There was nothing said when we moved in that the dog could not be in the house. Then something happened with the neighbors and my husband went and said something to the landlord. My husband tried to explain what someone said, and it was a few cuss words. He wasn't directing the cussing at her, but just repeating what someone said. She had a fit, and informed us we had to move. A week after that, her husband came by and started harassing my husband about moving. He told me the reason we had to move was "because he is nuts". and that is the exact words my landlords husband used. He also tried to take the AC that was with the house when we moved in. My question is, can something be done about a landlord harassing a tenant?

What should I list as the closing date? I have been pre-approved for the loan, but need to finish the loan process and the home needs to be appraised and inspected. I want to give myself enough time to finish what needs to be done, but not too much time where the seller may want to back out. Any suggestions would be appreciated. Thanks in advance!

I rented an apartment i miami from a landlord who sold the apartment during my lease, the new landlord has not refunded my security deposit within the 15 days time period after the lease, he/she has also not sent me a certified letter. The new owner is from Venezuela and his "nephew/broker" is handling my security deposit and is not answering my calls. Legally in Florida the owner has given up his right to the deposit if he or she doesnt not within 15 days inform the leasee of a reason why he or she is claiming it for repairs. What should I do, how will I serve the owner of the apartment if he lives abroad? I have no idea if the deposit was transferred into another escrow account when the apartment was transferred to the new owner. help!!

Description of the property:
--almost one acre
--on a corner
--on busy Eureka Road in Southgate, Michigan

Obviously, I can list it with a real estate agent. But I am looking for creative "for sale by owner" solutions. I was thinking maybe contacting fast food corporations, but I don't know if they buy property that way. Any ideas? Thanks.

How is it that people can afford homes in California if a small home is $400,000 or more?

I know for a fact that people don't make 8 times as much as the rest of the country.....

Do they get 100 year mortgages???

She says there is over $3,000 in damages. She is so picky that she thinks damages are painting and carpet cleaning and cleaning of drapes, which by the way we did all of those before we left. She also has carged for her "repair man" to come in and replace light bulbs and clean thigs we already cleaned. She hired a widow cleaner who charged over $150.

We fixed 2 screens and she did not like how they looked so she had them replaced then desided they did not match so the replaced 3 more, charging us for all.

She was picky when we lived there about every thing. We even hired a gardener because she said our lawn was not mowed enough. We mowed it 2 times a month and it looked great but she still wasn't happy.


We have never had bad rentals and we have always paid the rent over a week before it was due.

What can we do?

I want to leave and get my own place but i have an issue with my credit. I let a family member of mine use my name to get an apartment 4 years ago and they broke the lease. That is hurting me really bad because I can't find a place and i want to leave soon. If anyone has any advice please share on what i should do!!!!!!!

Its a buyer market. Why should I hire a Realtor rather than do Buy Owner. Or list on MLS. I see tons of signs listed in front of houses with realtors that have not sold for months. I get the impression that if my Buy Owner sign w/ listing on MLS is not working, why would the Realtors' sign and MLS do any better.

In September of 2005 I purchased a home ($100,000) with a friend. In August 2006 he moved out, quitclaimed the deed due to mental illness. Since then I have paid the home mortgage that I had refinanced in my name, quit my old job and started a new one...My fiancé and I are now going to purchase our own home and we are expecting a child! Here is my question. I have not lived in my home for the complete 2 years however it has been my main home and never investment property. I believe I can make a small profit from the sale, only because the environment has recently changed around it. I would like to avoid Capital Gains tax on the less than 20,000 I may make. Is there any way to do this considering the new home we buy will also be in my name and will be my new main residence? Thanks for your help. B.

My landlord knew I was out of town for a week, and that my boyfriend was watching my cat. She called me and told me that she'd gone into the apartment to check the cat (I didn't ask her to) because the cat was crying. What she didn't tell me was that she'd cleaned the litterbox and taken out the trash in my bathroom while she was here. I know she snooped around a bit, too (all she found was a drawer full of 'toys'. She got more then she bargined for!). The litterbox hadn't been cleaned in a week, so i'm sure it stunk, and it is possible that a neighbor complained or you could smell it from the hallway. Anyway- should I be angry that she snooped, or amused that she cleaned my bathroom?

I put an offer in on a house Monday evening, but i have not heard anything back as of yet. This is my first home purchase and i am really nervous. I hate to keep on calling my realtor, he doesn't seem to care though, but i know if i were him i would turn my phone off.

How long does it usually take to hear a yes or no? The home is in pre-forclosure and in fast sale.

And us not have to pay taxes on it. They are writing the check themselves to the bank holding our loan...so they are technically not GIVING us the money in so many words. Is that legal or does that still fall under "gifting". They can only gift us 10,000 each a year without penalty

I have decluttered, depersonalized, have had the walls and ceilings painted, have had the carpets cleaned, have even brought down the price twice, will be bringing it down again. I really need to have my house sell, am going through a divorce, is there any help someome can give me in my dire situation? It is a 4 bedroom, 1/5 bath, three story house in a town 18 miles north of Duluth, MN.
