If there was an illegal eviction in December 06, can you still take landlord to court now for an illegal eviction, or is there a cut off time frame.. Landlord is still holding property.

I am asking this question way earlier than I need to but the rapid rise in UK interest rates is a bit worrying! I took out a fixed-rate (4.79%) interest rate this time last year when I was a first time buyer. It is fixed for 2 years meaning that I will need to renew by April 2008. Can anyone please advise on how to go about remortgaging, how much time it takes, any extra costs that need to be considered etc. My dream is to switch to a repayment deal but, with interest rates rising in the UK, Im not sure if I will be able to afford it. I'd be very grateful for any mortgage renewal 'do's' and 'dont's'. Thanks.

Hello,
My fiancee and I need to get pre-approved for a mortgage so we can start looking inside of homes. Our agent will not show us any properties until we are pre-approved. Do you usually have to make an appt for the pre-approval? How far ahead of time do you have to call? Do you just choose anyone for the pre-approval and then shop around when you actually need to process the loan? We would ideally like to get this completed ASAP. Also, once you're pre-approved, should you tell your agent how much you're pre-approved for? We are definitely not planning on purchasing a home for how much they would give us a loan for. Just a modest starter home so we are not completely strapped for cash.

My landlord told me that the other tenants in my bldng also pay for all utils, including water and sewer, as part of their rent. I don't necessarily know if this is true. But renting is lame enough in that you are throwing money away, to additionally pay for every single utility including water and sewer seems over the top ridiculous, like I am being raped. Agree?

Paid by check to the late landlord thru December, and then to the surviviors thru April, and now they want to raise rent extremely... Do they have to evict me with a 30 day notice?

The new house is worth $500,000. Loan balance is $480,000. Default amount is $12,000.

have a thing in it saying you CAN NOT assung the contract to another buyer. is there a way around it? to where i can put and/or assign or nominee after my name as (buyer)?

it seemsl ike the seller agent wants to use her own clauses and subjesc to's in her contract, BUT im using mine
i get as mucg time as i want to inspect (up to 30 days) and be able to choose to leave and get my deposit back for any reason if i change my mind.

What is too much to ask for allowence twords the updateing that needs to be done.
He is already paying $8000 in closing.
He has already agreed to fix a/c unit in home, Because it is broken. He said either he would give us a allowence tword it or would have it fixed.
My husband is a plumber and is very handy, I know most of the work he can do himself, or knows someone who can.
The relectrical work if we hired someone to do it all would cost about 10- 15,000. but we could do about half the work ourselves and maybe spend 2 or $3,000 for the whole job.
The roof needs to be replaced. It will cost about $8,000.

what is to much to ask for from the seller to help update the home? as of now the wiring is a fire hazard, but most of the homes in the neighborhood have the same type of wiring and roofs( which the shingles were stapled in but there are no leaks as of now.

The property was owned by my grandfather only.The orginal deed was destroyed years ago in a fire at the county court house so the only proof of ownership was the name on the taxes so down through the years each person just paid the taxes and used the property until 96.Then the house set empty.Now comes the kicker,the grandfather that owned the house is my paturnal grandfather and also my maturnal great grandfather.I am the product of my mother being raped at the age of 14 by her uncle.Now this uncle is the only living child of my grandfather and he hasn't had any intrest in the property in years. I was raised on this property by my grandmother (my birth mothers mom) and my uncle( my fathers brother) so this property is very important to me because it was home when I wasn't wanted anywhere else,so any help with this matter would be greatly appericated.

My landlord just served all the tenants including me a"Tenant Termination Notice" Some of us have 60 days and the others have 90 days to vacate the premisis. We were also told that we would have to continue paying rent up until we leave. How is that possible when we need all of our money to move. some one please send a (serious) solution.
