It rose from $800 to $1450 (!) and is going to rise again in November. It is my second loan on the house (80/20). Any tips on what I could do? Is there a way to change this HELO now to a cheaper lender? I appreciate any help.

We are starting to get ready to put our house up for sale. We have lived in the house for 7 months. We bought the house for $81,000, did $10,000 in remodeling work and want to sell it for $130,000. I need to know what I will be looking at as far as the capital gains tax. The house is in Georgia.

1. Is it 30% of the profit if sold within the first year?

2. Can I deduct the cost of the remodeling we did?

3. Does it go down to 15% after the 1st year?

4. Do I have to pay it at closing or can I pay it at the end of the year when I file my income taxes?

We have had our house listed with a real estate agent who has had little contact with us in the past 4 months. We have been approached by a private buyer - can we legally break our sales contract?

I have notified him verbally. Is there a specific number of times I must notify him before I get it repaired, deduct it from the rent and provide him with the reciept for the repair?

I lost my leg almost 2 years ago. Was married to an alcoholic. Took a settlement and put it as down payment on condo. After I moved in I lost my job. I got a new job 2 months later but have been barely making my utility bills each month, groceries, car payment, etc. Now I am looking at 20 days I have to move out. No family or friends able to help me and I am looking at moving into a motel, but again I looked at prices and still not able to afford that. I do not have any money in my bank and in fact I had to pay 2 bills that will bounce before my check is deposited on Friday. I am looking for suggestions. I am now down to less than 20 days. I have a job, I have medical, I have a lot of things just not any money for a deposit right now, etc. I do not qualify because of all of these things for help for homelessness, etc. I work at home. This is really my only qualification right now and since I have lost my leg, restaurants will not hire me, grocery stores, etc. Looking for any advice. TY

I'm a 20 year old male, I've had a 2 year contract with a phone company before, that's it. So you can imagine my credit history is pretty scarce. What I'm trying to do is get my own place with another couple but it's a duplex and requires me co-signing. Am I going to run into any trouble? Thanks.

I am 25/f and graduated from college and now work for a great company and make 40K. I currently live in an apartment and am fine with that. I do want to buy an investment house somewhere on the east where it is cheap and use that home for rentals only. I would like to rent it out for more than what my monthly morgage is so I will have additional income coming in. How do I go about doing this? How do I know where the best place to invest my money in is? My credit is good and I make decent money I just do not know how to get started on all of this.

Any help, comments, advice is greatly appreciated. thanks

We want to buy a house, we have money to buy one, no debt and a decent monthly income. It's hard to give up a free house but this one leaks, is laid out weird, and is most inconvenient for cooking meals and entertaining. How do we know when the right time to move is? All 4 kids want to live here as this is the only place they've ever lived.

They said we "got the house." How can they be so sure? Does this mean they did the title search already,so they're sure we'll get it? Is it possible we will close sooner? They gave us a certificate of compliance;the owners have agreed to fix stuff be4 we buy the house. Does this mean we are unofficially the new owners?

new carpet, fresh coat of paint, should I list it at $102,000 and be done with it. Or should I make the necessary updates like the carpet and paint and list higher to recover those costs? I owe $87,000.00.

...something. It dates back to the year 1837 or 39. It says "Abstract of Title." What does all of that mean? I'd like for someone to give me an overview or something, because I'm completely in the dark. I realize that a lawyer may be needed, but I'd like for someone to tell me in plain english...
