new carpet, fresh coat of paint, should I list it at $102,000 and be done with it. Or should I make the necessary updates like the carpet and paint and list higher to recover those costs? I owe $87,000.00.

You can go about it in one of 2 ways. You can do the repairs yourself. This would probably help you sell the house faster if you're in a hurry because it will add to the appearance of the home. Otherwise you could offer allowances for the paint and carpet. It just depends on how much time you have and how much you want to spend. If you're someone who doesn't mind doing the repairs yourself you might consider at least doing the painting. I'd stick with neutral colors such as white or beige. It will also make the rooms look bigger.

Find a realtor that you can trust. (Many will say whatever benefits THEM.)Recommendations are a good way to do this. See what the realtor says. Painting is easy and cheap if you're willing to do it yourself. A realtor could even help you pick out the best color(s) to use.

offer specific allowances off the price for, carpet and paint. This would allow them to make the choice.

do the upgrade it will pay off in the end .dont forget the closing cost and taxes. so make it presentable so you can leave with your pants still on
