is there anybody out there that has flipped a house before? we are interested in learning all there is to learn about it, so that we can ensure that we make a profit.

After using a realtor that got me nowhere, I started using Craigslist to find buyers for my property. So far I have 2 interested parties.

After answering any questions the buyer need to know, and if they want to move forward to purchase the place. Can't I just hire a real estate lawyer to all the paperwork, and legal stuff?

I just bought a home w/ my husband here in NY Queens and we have a very high mortgage to pay. we are unsure as to what we want to do. We tried looking for tenants but we are affraid of signing leases because we may be stuck w/ one of those that won't pay for a yr. we have 2 floor,3 BR,2 full baths in each floor. What do u guys suggest we should do and does anyone know about those two possibilities i mentioned above?

I have a couple of properties on buy to let mortgages and was wondering if there is a way or reducing your tax you may have to pay when you sell it or not and do they automatically know when you sell the property and chase you for the money?

I have been doing this in order to pay off the loan faster. Then a friend told me that paying off your house is an old-fashioned idea as these days people do not buy their houses for life. Therefore if I am going to sell it anyway before the loan matures (in 28 years)- which is likely- there is no reason to try to pay off the loan. What do you think??

I have been considering investing in a buy to let flat. I have found flats at unbelievable low prices which would suit my very small budget. The neighbourhood seems to be on the up but I believe the one bed flat has been laying empty for a while, and is being sold unseen. Just how bad could it be? What cost could I be looking at to modernise if I have to rip everythng out and replace it... and whats the biggest thing to worry about?

Hello.
I've lived in my apartment COMPLEX for 2 years.

I would like to hear from landlords about the damage that has been done since i've been here .. and what landlords over look.

* My cat isn't declawed and she's made quite a mess of the carpet in corners .. pretty much in every room .. and when i got my puppy he chewed up a HUGE spot in the carpet.

* There is a faily small gash in the wall from me throwing a dog toy.

* Chips in the paint from where my computer chair hit the wall.

** Pretty much all the blinds are broke. But they are the cheap blinds landlords put in .. so theres just nothing i can do about that. The blinds are melted in some spots from the sun also.

...And just the usual wear and tear. (I've been here 2 years)

*_* I would just like to know what landlords will over look.
* About how much would it cost for the landlord to replace all the carpet in the aparment (2 bedroom, 2 story..very large downstairs, all carpet) .. the apartment is huge.

Their is a small brick buliding (60' x 25') that is on the National register for historic places, but it is in a serious state of disrepair. The problem is the area in town in which it is located makes it difficult to restore and I fear that eventually it will simply fall apart from lack of maintenance. Is their any way to move the building with out destroying it?

my mom put a securty deposit and first months rent down on a house but she still needed last months but the lady said it was ours evev though she told my mom that she was holding another deposit so my mom took my grandparents to see it and the ladys boyfriend was their with the music full blast then when my grandpa got his attention he asked if they could see it he sais yes then later the lady calld my mom and yelled at her saying she has no right to go over without an appt so my mom didn't feel mconfortable with the place no more and asked for her money back can she do that

Hi, I bought a house on ebay for $510 and I'm not sure what to do with it. Should I just not pay? I really dont want negative feedback and this might be a money making opportunity, but I'm not sure. I am looking at a house that I just found out was foreclosed on in January. I also found out that this house "sold" in early January for $179k but the listing price is for $200k? I thought foreclosed properties usually sold for considerably less than market value. The apparant market value of the house is about $180k. Is the bank trying to make extra money, or ?? I am not sure how long the house has been on the market. It definitely needs some TLC (paint, carpet, etc) in areas but overall is nice. I am trying to get a good value and still have $$ left to make some nice additions (deck, landscaping, etc) without putting more into the house than I could get back out of it. What would be a fair offer that you think would be acceptable to the bank?
