am i locked into the one i already have? I am not satisfied with the service of my current realtor. He is not helpful at all and i am a first time buyer and need all the help i can get.
Any advise about this situation would be appreciated. Thanks.

You are likely stuck. If the existing realtor has a right to the commission on the house then there is no reason for any other realtor to work for free to help you.

If you have a contract with this realtor you must keep it or you'll have to pay him and the new realtor. If you have a house under contract you are almost done with him anyway, and any questions you have can be answered by your lender. I know what you mean. I lived in a great bi-level for 18 yrs. The drawback was the builder never put in a secondary road so we ended up using the contractors road and it was a curve at the bottom, straight up like the Challenger and then a sharp curve to the right. We adapted, I never ended up in a ditch, but, I promised myself when we moved I'd have street side parking. I do. But, I had to find the house myself because the realtor kept showing us stuff she knew we didn't want. So, we stopped looking until the contract ran out and found another realtor. Good Luck

In my state it would depend on whether you had signed a 'buyer broker agreement' which would entitle that Realtor a commission on ANY property you purchased within the time period specified on the agreement. If no agreement was signed then you could walk away from that agent however you would not want to purchase that property, if you did then they would still be entitled to the commission and another Realtor wouldn't want to work for free. Now all of this is assuming you are allowed to walk away from the purchase contract between the buyer and seller. If you can't and you do anyway then both the seller and the Realtor can be entitled to compensation.

If you are committed to a contract, you are basically locked in. Contact the realtor's principal broker. Explain the situation, what has happened so far, and be specific about what you are not receiving as far as service.

If you are not in a contract, you can change realtors at any time.

Yes you can. But, you may not purchase the same property the current realtor is negotiating for you. If you do, that broker WILL want there commission. In california you have 17 days remove all the buyer contingencies and to do all your inspections. If you have already gone past that, the seller may/or may not want keep the initial deposit. You can always change realtors but there may be reprocutions. If loosing your 3,000.00 dollar deposit means you not getting screwed over, its worth it!!!

The only time you will be able to change realtors is when you go to SELL the home. The one you have has done all the work (good or bad) and the commision will go to him.
