I have decluttered, depersonalized, have had the walls and ceilings painted, have had the carpets cleaned, have even brought down the price twice, will be bringing it down again. I really need to have my house sell, am going through a divorce, is there any help someome can give me in my dire situation? It is a 4 bedroom, 1/5 bath, three story house in a town 18 miles north of Duluth, MN.

You can only sell your house for what a buyer is willing to pay. I suspect that the value that your home has been listed for has not been properly analyzed prior to listing. You need to find true comparables. Try changing your broker. If he or she has been responsible for facilitating he sale of your house,time for change.

It would NOT be in your best interest to hand the house back over to the lender. Are you listed with a Real Estate Agency to sell the house? That would be your first step, next talk to your lender and see if they can help you out, some lenders will not require you to pay the mortgage for several months as long as the home is up for sale and then they get paid out of the sale of the home. Worth checking into. Above all do not let the home get foreclosed. It is the worse rating you can have on your credit report. Best Wishes!

It's all about marketing, creating hype...all the work you've done won't help you if nobody comes to see it. Is it listed in the MLS? That would instantly give it a lot more exposure. Maybe put out some directional signs, have an open house with free food, make it a big event, and when you do, have a competent mortgage loan officer there to take loan applications.

Your biggest drawback is that any buyer searching for a 4 bedroom house will not be interested in
one with only 1 bath. You would wise to take one closet if in a good spot and add another bath.
Change your realtor and set some guidelines for him/her. A feature sheet in colour available at the showings is a must. It gives a buyer something to keep your house in their minds. Your realtor must
have professional photos taken and placed on the internet for as long as it takes to sell. Your realtor
must be actively promoting your property until sold. MLS is a must.
Never rent it to tenants if you ever want it to sell. They will sabotage any possible sale in order to stay.

Unfortunately, sometimes you can do everything you can do and poor market conditions or lack of that perfect buyer can make things difficult. I know someone who was having trouble selling, so he rented out his home month-by-month, with the understanding that the tenants would have to move if a buyer was found. The tenants just had to keep the place tidy and be willing to leave for showings. That's one option if you really need to get out and can't afford the mortgage.

I had great luck listing my property on Kaboo and on Craigs List. Sold within 6 weeks. Give it a try, take lots of pics.

I hope there is more than a 1/5 bath, otherwise that is the problem.

are you near a military area, If so post it, also do you have a sell by owner? put flowers out small simple flowers, make it look nice in the yard...... appealing to old ladies
