Hi ,
I have a luxury property in MESA,AZ .It is a custom earth sheltered home and majority of it is underground.It is horse property .But the realtors are not very much interested in marketing it and getting it sold as it is a rare kind of house in AZ.
The details of the property are as follows:---
I have a custom home to be sold at 759 G which is appraised at 850 G. She locked in a rate for my new house 45 days ago and says that the lender is ready to fund the loan today. My house is not completed yet, and I refused to approve the funding until I get a walkthrough of my house. She says that because the rate has expired, I would have to pay for the extension fees. Why should I have to pay for extension fees when it is not my fault the the house is not complete and she was the one that decided to lock in the rate 45 days ago? Can she really charge me for that?

FOUR years ago I needed a place to put a 16x80 mobilehome my brother and sister-n-law offered us a place to put it this land is! and still is. tied up with his house but the land we live on is deeded to me (by accident thay say?) but any way. we was going too leave things the way it was. but he sold a part of the land i wanted but could not buy but he told me it would not change the deal we had going on with out much chose i sad ok! but now he /thay want to redo the land the sis-law- want's it so she has controll of the woods to me this was pardice acers I don't want to cut any thing you can't see if i'm home till you pull down my drive way when we frist moved hear my brother said no one could move in on us that changed and now he wants me to deeded the land back and i don't trust any one at this time i just want to sell my mobilehome and leave we are trying to raise a child and my nabor that got the shop is a pot head i do drink beer but no drugs of anykind =(

We are selling our house and are now playing the waiting game ( the appraiser is coming out tomorrow, the inspections are going to happen next week after memorial day.)
We just signed the contract earlier this week.
At what point is our house officially under contract after the loan application of the buyers is through?
They are pre approved for it.
And is it common to move out before the closing?
When should I start packing?

There are a few (4-5) houses on my end of the street that just don't take care of their home (I.E. one house may have a chip of paint left on it, another's yard looks like a junk yard--car parts, etc everywhere). Is there anything that can be done to force them to clean their area? Houses on the same street (just the other end) are selling in the 200,000 range houses on this end are lucky to get in the 80,000 range and I am sure there are other differences but real estate agents have advised that these other homes are hurting the value. any action that can be taken or that can be done? thanks!

i want to know of any legal recourse we might have in this situation? my THA (town home association) sent out a letter stating that they would be coming around for inspection for panting & carpentry work for which they're responsible and a time frame . The workers came and a letter was sent saying i had to replace a shed door. One day i come home and the siding has been taken off the front of my shed. but no work was being done to replace it so i call the association, they tell me that the wood under structure is rotted and it is my responsibility to replace it before they can reside it. Now one of the home owners was home when this took place and no one came to ask if it was ok for the workers to take off the siding in the first place! they just came on to our property and did this. I have called the THA and basically they are saying it's for us to do. i feel since they didn't ask first its on them at least to get the siding back up some how! What can i do????????

My boyfriend and I started renting this apartment back in feb. At that time we could afford it. Now at 36 weeks pregnant, I am the only one working because he just lost his job. I will not be working much and we can not affored the place. Is there something I can do to get out of it. My lease says only military reasons.... I just cant afford to live there nor can I afford to pay the rest of the lease and the cancle fee. What should I do.

I'm looking for a new apartment as I just got a new job. I called one such place that was on my list, and was told (rather rudely, actually) that they wouldn't lease to people with pets OR children. (I have one daughter, she's 5.) Now no pets, I can understand...but no children? Isn't that cutting out like 80% of the population? And moreover, isn't it a bit discriminatory?

Given how rude the guy was to me, I suspect he was just busy and wanted to shake me off, but still...

I just recently purchased my house, April of '06. there is nothing wrong with it, but I am currently in a relationship, wasn't at the time of purchase, and we spend all of our time at his house. We have four kids so my place just isn't big enough. Under my mortgage the house has to be "Owner Occupied". However I was wondering if there is any option of being able to rent it and not get into trouble. My credit is not the greatest so I can't refinance, plus haven't had it long enough. Any suggestions?

My grandmother passed away in February, leaving me her rental properties. I have a tenant who has not paid rent since February on a house about 20 miles south of here. Previous letters and attempts to collect rent have gone ignored- they won't answer the door when we try to even speak with them.

My wife and I have gotten to the point where I am on the verge of getting my two cars repossessed. Recently I got my income lowered by $20000 a year and my debt exceeds my income. I am behind on my morgage in which I am paying out of each pay period to get it caught up because I do not want to lose my house but the other debts suffer because of this. What do I do about the threat of my cars eventually being repossessed? What other choices do I have besides bankruptcy? Can someone point my in the right direction?

if i work at a camp...i have nowhere to stay...i go out of state..which i want to do...i want to stay at a camp in california..but how is the free housing there? does it suck to live there for the summer? if i get an apt or get a lease...i would have to spend almost as much as i will be making which wouldn't make any sense

I would like to purchase a newer home, I have the equity needed to pay for the down and settlement however, I have a question.
How do I use the equity prior to the closing date from the sale of my existing home?
I don't understand the process very well. I wouldn't get the cash until we're at the closing and I need it to close on my new place.
How does this work?

Can a builder extend a closing date due to their personal problems?. The closing date was suppose to be August and they are extending to March?. The contract mentions the closing date but it's not too clear.

Also the new agreement they want us to sign mentions that 'we are mutually agreeing to extend the contract and no late claim is being made'. Surely this mean we DON'T have to sign it and we will be compensated If we do.

Please help, I need to sort this out today.

I plan on moving to an apartment in Florida in about 6 months. I recently entered a Credit Counselling program which shows as "Paying by 3rd party" on my credit report for all accounts invovled in the CCCS. My car, cell phone and one credit card are not in the program. ALL accounts are all paid timely. When I rented previously I was never late. Will I have a problem renting an apartment?

My wife and I are going from renting to owning soon. She is finishing her medical training and our household income is going up from 62K to 350k. Whenever you have a binding employment contract, will banks let you slide a little on a down payment. We do not have much in savings you see. Also, what kind of house ($$$) will a 4000-4500 mortgage payment get you these days (our credit is good). Just curious- this is a recent development. We will obviously be consulting with a financial planner soon.
