I want to sell my home however I need my wife to sign off on some paperwork. I'm not completely clear on what she has to sign off on for me to be able to sell the home. Can anyone give me an idea?

You don't need a lawyer, the escrow or closing agent will be able to assist you with the documents as well as why your wife have to sign.

There are only a couple of reasons that your wife would have to sign up a sale of property.

#1 she is on the title (Property deed that hs been recorded at the county recorder's office.

Since this is the most common reason she would also have to sign the sales contract authorizing the sale of the property since the property deed indicates she owns some portion of the property.

If she's on title to the property, you can't sell without her knowledge and agreement. Even if she isn't directly listed on the title, most states have dower rights for the spouse, and she'd still have rights that need to be addressed. Like getting half the equity proceeds...

But basically, she shows up and signs the deed, and very little else.

She will have to sign a *Quick Claim Deed*. This will give all her rights to the property to you. The title company will record this at the county recorders office.

What she has to sign is easy. The question is will she sign it? Any title company can set this up for you.

If she is on title to the property she will have to sign the lsting agreement, the sales agreement and the deed transferring title to the new owner.

You need to consult an attorney about it, but my guess is that she needs to sign the sales contract and the deed.
