There are plans out there for all types of lots. 13,821 sq. ft lots are just about a third of an acre. This is a fairly good size lot. You need to know the dimensions of the lot. How many feet is the frontage of the lot.? Is it a narrow or wide lot? A three bedroom, 2.5 bath home should be fine on either lot. On a long narrow lot you'd have to have a long narrow home and so forth. The garage would probably be at the rear of the house either detached or attached.

Once you decide on a few house plans interview some builders. It's hard to say how much the home would cost A reputable builder can give you an estimate. The cost of any home depends on where it's being built and what you will be putting into it. It also depends on the structure itself. The type of roof, basement or not, exterior materials, staircases etc etc all have a bearing on the basic cost. The finish cost is then considered--cabinetry, moldings stain grade or painted trim and interior doors etc., etc will add to the cost.
