The property is 7 year old, fully kitted out. It is being sold by my friend who wants to build apartments on Red Sea. He needs money for this project and the tenant is happy there and their business is very good.

Commercial property can be a high wire act. Be sure you aren't looking at cooked books. If the property is viable, the builder should be able to get financing for his new project based on the existing building's value, not needing to sell it. Proceed with caution.

Since this looks good, why is it being sold. How old is the property, how much will be required for upkeep and reairs over the next 5 and 10 year periods?
