I am looking to provide credit checks, background and criminal checks, employment verification etc. Im just wondering how exactly would I start out this endeavor?

It sounds as though you are heading for being a property management person. The first thing that you need is experience. No one is going to pay you a fee if you don't have a good track record to go on. You also have to get several liscenses to be able to do the background checks, and be prepared to have a big one done on you if you get in the business. You also need to be able provide all levels of management if you want customers. That would include collection rent, evictions, repairs, fronting money for repairs, filing for permits. There is a lot to it.

It would be best for you to work for one of the companies to get the experience.

Sounds like property management to me and I would recommend you go into collecting rents, raising rents etc. That's how you'll get residual income via a monthly charge to the owner for doing so.

Other than, join an apartment owners association in your area. The one here in So. Cal is called the Apartment Owners Association. They have inexpensive credit and background checks. You can charge say $30 for the checks and the association charges $10 las time I checked.

Read up on your local rules and laws on rent control and then go out and start talking to apartment owners. Lots of property management companies do a poor job and/or rip the owners off by charging for unneeded repairs etc. and/or do not actually manage the properties effectively.

If you run a good service, you will get plenty of clients to work with you.

By the way, you can charge, depending on your area, 5% or more of the gross receipts as a fee for performing this service. It's a small price to pay to take on the management headache for apartment owners...Good luck
