Our neighborhood is all condo's and there are a lot of units for sale. How do we get an advantage over the rest for a quick sale at our asking price or close to it?

* Slightly lower cost ! The lower cost will drive lots of traffic to your unit ! You may end up with several offers if your place shows well!

* Present it sparkling clean ! Paint is cheap and easy ...buyers LOVE the smell of fresh paint ...Chose off white !

* NO CLUTTER !!! Clutter on counters and tables and in closets SCREAMS "Theres no space in this place"

* Consider moving out any large over sized or crowed pieces of furniture .... You want them to feel the spaciousness of the rooms

* Fresh new towels in the bath and a bowl of lemons on counter in the kitchen !

* Wash those windows and open them up !!! Buyers love sunny spaces ! Pull back or remove heavy drapes or outdated broken blinds !

* It's summer how about a few nice hanging flower planters for the balcony/patio or a pot of pretty flowers near the entrance ! A new doormat is a must !

* Give your door fresh paint and if the screens are old replace those ! You don't have a yard to impress with curb appeal so play up any outside space that comes with your unit!

I had a condo listing that sat on the market for 6 months with another agent. I had it in escrow in 2 weeks by upping the buyer's agent commission to 4% and offering to pay the buyer's closing cost. This unit was the third highest priced unit in the area out of 14 listings.

List your property at a price below the other ones

Offer to pay first month or first x months of condo fees

Offer to pay part of buyers closing costs

Give a gift card to Lowes or Home Depot

Do one or all of the above. I heard of a guy who went out and bought an old corvette and his ad said "Free Corvette with full price offer".

Use your imagination.

Repaint, clear up any clutter in having little furniture to make it appear larger than comparable places. Accentuate with lighting accents, make it as open and airing as possible, and yes have the smell of something freshly baked in the kitchen

Make sure yours is picture perfect. Do as many upgrades as possible, without spending too much. Paint, declutter, bake cookies before people come to see it. Take down personal pictures and other personal items. Have cleared off counter tops, clean rugs, etc. Good luck!

Undercut the other asking prices by at least 20%. Go as low as you can go, and you'll get a quick close. Good luck.
