who do the home belong to if home owners are deceased? 4 kids and quitclaim deed ,and a huge home loan.?

last kid live there. is she the owner or is the home split 4 ways ?

do i have to change the name on the loan and the deed? before i change the name do i ask my sisters and brother about this? and do they sign their name on the loan and home deed?

It belongs to the estate, and the estate also owes the mortgage. Does not belong to one kid just because she lives there. if there's no will, then state law takes over, but most likely would be split among the four kids.
