I am moving out of my house tomorrow. My landlord called me and told me that her husband would be over to inspect the house today. They have someone they want to move immediately in on the 1st of June. Can they legally inspect the house prior to my moving my stuff out??

Specifically how can a person inspect a place that isn't vacant for any damages?? There is still furniture in the house. None of my items have been removed from the house. I was always under the impression that an inspection is done AFTER the tenant has vacated and if there are repairs then the deposit would be used for such repairs.

Oh yes, they inspect to see if anything is broken, the carpets are clean, etc. You are responsible for the repair of anything broken in your apartment and having the carpets cleaned. If you signed a lease, it will so state. If you did not sign a lease your still responsible for anything you broke.

Correct, In AZ the landlord must give 24 hours notice to do any inspection. Get the place cleaned up. He will hold you to the rental agreement terms concerning move out.

Yes, the landlord OWNS the house. Of course they can inspect it at any time if they give you a notice such as they did.

Yes, they can inspect it. There is always an inspection when you move out. Of course it is in your best interest to have the inspection after you have moved your stuff, cleaned everything, vacumned etc.

it's in your best interests for him to inspect the house with you still there. that way, if he has any questions about repairs you are right there. he can't later accuse you of damage to the house or not telling him of needed repairs after you leave. like they said, it's his house.
