I spent three days cleaning the place with two other guys from a cleaning service that I had to pay $40 an hour. That money I am taking from their security deposit, but can I also pay myself for my own time? This is in Pennsylvania.

You can keep the entire sec. deposit for your expenses of getting the house back to the condition it was in when they moved in. If you were part of the cleaning process, I would think that counts.

I think the only other thing you can do is sell anything that they left in the house and keep the money to pay for your expenses.

You will not be able to charge for your own time, it will not stand up in court.. You should take them to court and sue for damages, I hope you took pictures of the damages before you cleaned and fix the place up so you have proof, plus you will need a receipt or an invoice from the cleaning crew or service that you used.
As for the property that was left, make sure you follow your state law about disposing of abandon property

Yes, of course you can charge a reasonable hourly rate for your own time.

Use caution, however, in disposing of the items left on the premises. Many states have laws dictating what you must do with tenant abandoned property. If you don't follow your state law, you might find these "pigs' coming back at you for the property or its value.

Did your tenants sign a lease? If so is it stated in the lease that they ahve to be charged for any repairs or damages to the apartment? Whatever you decide to charge a tenant you have to be sure that it will hold up in court. You need to be able to justify any expenses. In my apt. complex our lease clearly states that the tenant will be charged for any damages, cleaning, and carpet cleaning, along with trash removal, therefore I can charge them for any damages that they inflict on the apt.

i wouldnt see why you cant?? thats bs if you cant because that was your time wasted to cuz those guys are pigs if it was up to me they wouldnt get deposit back at all
