Once you've been approved for an apartment, how many days do you have to accept?

I am a self employed prospective home buyer. I will be graduating in may with a BA In landscape Architecture. This is what I have run into.. I have just filed my first year of tax returns. So basically the business is under a year old. My credit score is around 730-740. The problem mortgage companies have been telling me I have is lack of employment. Althought I know money is not a problem, I can not just promise them. Also I have $60,000 in available credit with $2,000 used. Where should I go to get the best rates? One company told me about a variable program with a 8.5% rate. This seemed high to me. What Can I do to get a mortgage?

I received a 1099c for a home that was sold as part of a real estate short sale. The home was my residence for 3 years and then was rented out for 15 months. The home was rented from April 05 until it was sold in Sept 06. I know I have to file the 1099c but will I be able to use a form 982 to exclude the debt by claiming it to be qualified Real Property Business debt.

I'm looking into buying a townhouse or condo, but wondering about getting a loan. I know I should look around, but I don't know where to start? My friends have a guy that is working with them to get a loan, I think he's an independent guy. Should I see what he can do for me, or would just asking him mean I have to use him in the end? What about my bank? Would they give me a deal because I have my checking & savings accounts with them? Also, I've been told to avoid sup-prime lenders. Who is a sub-prime lender, and what are the pitfalls to getting a sub-prime loan, and how do I avoid them? I'm sure there are other lending groups out there, but how do I find them? Any help would be appreciated.

these are cookie cutter plans. I would like to purchase a nice set of plans for under $2,000. the wheel has not been reinvented for these plans. a three story rowhouse (16' x 65') with a 70% allowance. first floor garage and 3BR and 3BA. if anyone has these plans to deliver, contact me. thank you

I'm assuming everyone is going to recommend Title Insurance, regardless if it is a new construction or not.

What's the difference between Owner's vs Lender's Title Insurance and do I need both?

On my estimate cost of settlement, Owner's Insurance is $4.40 per $1000 of sale price and Lender's Insurance is $2.90 per $1000 of loan amount.

What should I get? The home cost is approximately 350k.

Is it ever too soon to get a prequalified letter? My fiance and I both have credit scores between 680 and 720, never been into collections, and don't have much outstanding debt, $10,000 on a Jeep and $60,000 in school loan debt. Will this affect us from getting a very good rate? We are looking for 6-6.5% on a 30 yr. loan.
