The real estate business bug has recently bitten my family. Specifically purchasing homes, flipping them, and then putting them back on the market. A great business! But recently I was approached with a proposition for a home to be purchased in my name. The reasons for doing so are because one of the family members recently purchased a new home and a new car. The other family member’s credit is not so good I assume. My credit is pretty good. I’m in my mid-20’s, no kids, still at home with parents, and saving money every week. They’ve let me know I could get a lump sum of money from the purchase, which sounds great. But I am not a money hungry individual. I love my family, but I know that the mix of family and money can sometimes lead to a Judge Mathis episode. I was contemplating having a contract or agreement drawn up for precautionary reasons. I know that life happens and anything can make this great opportunity into a terrible situation. I want to protect my future…my credit and my future family. Is anyone aware of some specifics that should be covered in this agreement that is legally binding (that covers someone in my position)? What are some questions that I should have answered to before signing any papers?

I love my family, but business is business!!!

Solicitor went bust. This is the second solicitor I have used that went bad. No deeds again for my property after moving. this is a year down the line. Should the mortgage company not take some responsibility for this and pay compensation for not following up on actaully securing the deeds into their possession. I am now unable to move house or re-mortgage as there are no deeds.

I want to stop renting and get a house but I have a judgement on my record which I guess makes it impossible. I know there must be a way but how? Any affordable options? I am in the chicago suburbs if that helps. And my credit, according to one bureau is sub 650. Thanx.

My partner and i are looking at buying our first property. We both have exisiting student debts which we are paying off. Somebody recently told us you can take out a mortgage with an option to use some of the money to pay off existing debts. Does anyone know if this is true and if this is a good option. We are both paying high interest rates on the debts and it will take us years to clear them at this point. Any advice??

The only assignment clause in the contract specifies that "the parties or . . . their . . . assigns" will be held responsible for the performance of the contract. There is also a clause which states that both parties must be informed in writing and agree to any modification to the contract. The assignment occurred to a person who was unable to qualify for the financing contingency and the seller was not informed until after the orgininal closing date that any assignment had occurred. Does this appear to be a breach of contract? Is an assignment a modification of a contract?

purchase of another this coming up wednesday. The buyer of my house just called and says that her soon-to-be ex-husband decided not to sign the homestead paper that he is required to sign in order for her to get her mtg. since they are still legally married. Our entire house is packed and everything is paid for and scheduled to be hooked up at the house we're buying this wednesday. Isn't this specific performance and is there anything we can do?

This house is a do-it-yourselfer nightmare. I pay $2500 per month. The ceiling leaked when it rained so I told the landlord. He came by and looked and did nothing. Next rain, wallpaper peeled at the top of the wall. This was unsitely, so I pulled it down. The landlord came by unexpectedly the next day and saw the new walls thru the front window. He freaked out and called in painters to get quotes for repair, stated that the painters had bid $2800 and that I needed to pay that to him immediately or he would seek eviction. Not wanting this I agreed to pay 4 payments. I have made two. Here's my predicament: My lease is ending soon and I want to move and I have two payments left. I have a $2500 security deposit already being held. I have paid $1400 towards the painting. I would feel really crappy if I never saw the wall painted and I figure this guy will keep the sec dep even if I shine the place. I doubt he'll paint. How do I ensure I'm not throwing money away?

I'm thinking of renting out my place, but I would hate to end up with bad renters (which is inevitable), and there are laws that make it hard to get them out, so I have an idea:
- I am thinking of hiding speakers in the floors & walls & wiring it up to a device, that basically has scary ghost type sounds, screaming, scratching, pounding, moaning, etc., that I will be able to control remotely if I want to.
This way, if I get scumbag renters, I can scare the crap out of them and hope they leave on their own.
I know some of you will think I'm nuts, and I don't care.
My question is, is this actually illegal?
I'm in California.

I am thinking of buying a home or condo because I just do not want to rent anymore. If I buy a home I was going to get one from a list of forclosures here in charleston, wv. I would'nt mind a fixer upper as long as it is still able to be lived in. If I go for a condo I am going to purchase in the miami Area.
I will list links to my condo choices which are basically ones that will cost me very little but still look decent that I could possibly rent. As this is my 1st time buying I just need a little information about taxes. I know I will need to pay something like an annual property tax are the taxes on properties like these normally high? Are there any other fees or risks I need to know about.

I had listed my house with real estate who got me offer and we accepted it .The buyer removed the subject and paid $10000 deposit. Now i like to back out have offered to pay the buyer $10000 plus another $20000. But buyer refused to accept is their any way that I can back out.
