I had listed my house with real estate who got me offer and we accepted it .The buyer removed the subject and paid $10000 deposit. Now i like to back out have offered to pay the buyer $10000 plus another $20000. But buyer refused to accept is their any way that I can back out.

Usually the deposit is returned, and you have to pay the percentage of commission agreed upon to the realtor. It varies state to state.

Read and know your contract and do not give an inch. If the buyer defaults on even the smallest of details (as long as you are 100% on) you can void the contract.

But, really, you should not have entered into a contract that you did not want to pursue.

Read the contract, perhaps call the real estate office, and what the heck is a subject (that was removed)?
