Ok, my husband and I are wanting to buy a house. We already have one in mind. It belongs to a friend of the family. They want us to buy it, also, because they know we'll appreciate it. They have never sold a house, and we've never bought one, either. None of us are really sure where to start. Do my husband and I go to the bank first to see about first time home buyers loan? Or do we wait for them to get the house appraised first? Neither of us want to go through a realtor unless we have to. Please help! Only real responses please.

due to the crash in the realty and home selling market, if i wait on selling my house until i give it to the bank will that mess my credit up? because of how bad the housing market is...does it affect my credit? but all im worry really is about is giving it back and will i still have to pay off what i owe on it?

they've lived in the apartment with us since they were just a few months old and have only been outside around that environment...we've been living in the new house for just a few weeks and we're all nervous about letting them out to explore the back yard...QUESTION: how do we go about getting them used to the new yard without them running away to the old apartment??

1. X acquires a home for a mortgage of $90,400. The home is appraised at $120,000. Giving X $29,600 in equity.

2. X lives with Y since the acquision and each pays half the amount of monthly mtg payment.

3. 2 years later, the mtg bal is $86,874. Home is appraised at $185,000. Equity in is now $98,126.

4. X and Y refi together. Y has a $49,700 debt that got refi'd into the mtg. Mtg bal is $148,000-equity, $37,000.

5. Shortly after, an equity loan is taken out for $27,730 that benefits X.

6. 1 year after the 1st refi, a 2nd refi is accomplished to consolidate. The mortgage before the consolidation was down to $145,888 and the appraisal is at $270,000.

7. The new mortgage is $182,000 with an appraisal of $270,000. Equity is at $88,000.

8. 2 years later, X & Y want to disolve the agreement.

If they sell, how much equity (%) should each recieve assuming home is sold at $270,000.

If one buys the other out, how much would X pay Y? Y pay X?

We have had three realtors try their best at selling our house. We have lowered it from $359,000. all the way to $280,000. Bottom line would be $275,000. Fair market value is $320,000. I'm just sick of mowing two lawns...etc. With this in mind, we would like to sell it by ourselves because it looks like the market is more price driven than market driven. What is the best web site that sells access to MLS? Thank you, and sorry Realtors.

i've been looking in the newspaper for apartments and all these ads seem so great. they charge a "small fee" but some don't do credit checks which would be great for me but the prices seem a little too good to be true. do they offer listings that you can't find just looking online or in the paper?

I'm looking in 3-4 years to purchase my first home. I have been currently saving for it, but if there was a decent way to marginally increase the overall downpayment that would help in the long run. I could buy into a blended mutual fund which has decent returns.

Is this an okay way to do it without being hit with penalties or are CD's a better way to accumulate this money?

I have asked our landlord several times to fix the bathroom but he will not, he did come in 3 months ago and painted overe the mold because it was really bad over the shower and he put a new motor in the fan, we first told him about it in november, i have been telling him and telling him that the leaking toilet is most likely why the mold is so bad, if you look behind the toilet it is copletely black covered with mold, i am allergic to it, plus I have asthma, for the past 3 months my babies have been sick the smaller one just got better from rsv, she had to have albuterol treatments because she was weezing, now it sounds like she is getting sick again already. I have been I told the landlord over a month ago that I was going to call a plumber and he was going to pay for it and he said not to that he would fix it, but still has not, I am only 18 so it has been hard to find another apartment, (money plus i do not have credit) is there something I can do to have my landlord do something

I have a home equity line of credit at 9%; I see them advertised at 7.5%. Any ideas on how I might find a better rate without closing costs besides just calling around?
