We have had three realtors try their best at selling our house. We have lowered it from $359,000. all the way to $280,000. Bottom line would be $275,000. Fair market value is $320,000. I'm just sick of mowing two lawns...etc. With this in mind, we would like to sell it by ourselves because it looks like the market is more price driven than market driven. What is the best web site that sells access to MLS? Thank you, and sorry Realtors.

Plenty of web site to list under mls for a flat fee, the key is the % you offer to buyer agent, if you do not offer a fair % say 3% to buyer agent no agent is going to show your place to their customer,

on top many agent's feel that the flat mls are an offense to their way of life as such will not show your mls to their customers, all quit illegal but common practice never the less

You need to look at "FOR SALE BY OWNER". There are a number of them forsalebyowner.com, fsbo.com and so on. Search just "FOR SALE BY OWNER" and you will get a bunch. All of them provide for MLS and additional help for a very small fee.

I am not sure what you mean by "fair market value". You might mean the appraised price. In todays market, there is no fair price.
