I have been living in a house..lease purchase option for two years. I officially have 11000 down due to part of my rent going toward purchase. problem is..i havent been able to increase my credit score. I finally found someone to give me the load but heres the stipulation......
-house appraised for 181000.00
-with my down payment and owners paying closing costs my loan would only be for 153000.00
-9% interest
-adjustable mortgage rate
I searched and searched and that is the only place that will give me a loan with my 550 credit score. I have to buy this month or move.
Am i stupid for agreeing to such high interest and an AMR or would i be stupid for passing up a house that appraised for 181 and only getting loan for 153???

I'm dealing with a recruiter for a MLM (multi-level marketing) company that I'm not interested in. I want to tell them I'm not interested but I'm looking for a site that has questions that they're going to ask me and responses to those questions.

My main reasons for not going into this: 1. I have a good job and am able to support a family of 8 on my income alone. 2. I don't believe that anyone can make money but sitting around their house all day long as your Region Vice President claims. 3. Why do none of your people seem to have a college, much less high-school, education? 4. Why do you seem more interested in recruiting people than selling a product?

I would like to know how they're likely to reply to those questions and how I should counter. I can just say, "No, I'm not interested and keep saying it until they give up, but I want to give a good reason too."

I have an group interview on Thursday, but the place I applied to said that it was full and asked me if I wanted to try at another place. I said sure, but I was unaware of the fact that it was considerably farther. Now I don't want it, but I've already said yes. Should I just not attend? It's not really a big deal. (just a little summer job)

Are IRAs included in the value of my estate for calcuating estate tax, if the beneficaries were my kids. Would it be different if it were rolled over to my spouse's IRA. I realize they would be taxed when they make the required withrawals each year.

I currently work at a corporation run restaurant. I started in the kitchen and within 8 months have learned things that people there years have never learned. I'm the hardest worker and I'll be graduating college in under a year. The assistant general manager and the regional supervisor ABOVE the general manager of the restaurant are both on board with me becoming an assistant manager. However, the general manager of this restaurant is taking his time and is trying to make things seem fair because I've advanced so quickly; even though I deserve it. I've contemplated designing a written paper to my general manager voicing all of the opinions and facts that are surrounding every reason why I should be getting this promotion. Does anyone have any ideas for me? The restaurant is Vinny T's of Boston, if that helps anyone.

NOT a pharmacist. I want to make the drugs, not distribute them. I'm going to Rutgers School of Engineering next year and I'm only allowed to pursue engineering majors. For Biomedical Engineering, there is a pre-med program. On the website of Chemical Engineering, it says a related occupation would be a pharmacologist. Choosing engineering majors only, what is the path to become a pharmacologist? Thankyou in advance.

I just graduated college and I'm looking into establishing a freelance graphic design business on the side (weekends) of my career position. What am I able to deduct on taxes? (Computer hardware, software, portion of the rent, internet expenses, etc.) I'm mostly curious about deducting a portion of my rent, so it would be helpful to know if that's possible. Thanks in advance!

I had some old accounts that were past due about 4yrs ago. I hit a hardship in my life that I was not able to keep payment on the accounts. From there most of the accounts either went to a collections agency or an attorney. Last year I reviewed my credit report and it showed the original lender with the original account opened date which was about 4yrs ago. I just recently reviewed my credit report again but now the open dates on the accounts have changed along with the names of the orginal lender. It looks like they were transfered over to the collections agencies. The collection agencies went ahead and changed the account open date to a recent date in which now makes the bad mark on my credit report take longer to fall off. Originally 4yrs has passed and I thought I would have 3yrs to go for everything to fall off my report and start a new. But now it looks like the bad past due account marks will remain another 7 yrs. Can they do that? Please if anyone can help with answers. Thanks

My sister accidentally backed into our house this morning with her car. While the damage to the car was only moderate (There was a large dent in the bumper, a few smaller dents, and some scrapes), the damage to the house was somewhat extensive. It damaged the electrical lines, telephone lines, etc., not to mention the damage to the walls, door, and shingles. We had an "emergency contractor" repair most of the damages today, but as far as insurance, my dad assumed that his home-owner's insurance should cover the damages to his house (with a deductible of course). But somebody I know told me that the home-owner's insurance can go after the car insurance because the damage was done by the car (which is also in my dad's name). This would in turn raise his car insurance rates, which he does not want. What will the home-owner's insurance likely do in this situation? Should we file a claim on the car? Everyone on the auto policy is accident-free, except for this one complicated situation.

By the way me and my family will transfer from Tennessee to Idaho.

A local realestate agency does not list any MLS listing on her site the PRMOTES ALL MLS listings that are listed by dicount brokerages. She is by far the biggest agency in my area, accounting for nearly half of all home sale listings. Some refer to it as a monopoly.

Since she promotes that her search engine on her site pulls up all MLS listings, could some one not seek a liability case? I know it is against the law for realtors to intentionally bypass FSBO listings, or dicounted brokerage listings. What is amazing is 95% of these sellers she bypasses in her system ARE OFFERING 3% to a selling agent. The other few are offering 2.5%.

I'm one of those excluded, despite being in the MLS and offering a commission. I had my brother call her agency about my home, they told him "it is not something you would be interested in, trust me!" They have never even seen it! Do I have a case?
