for example, if the area apprecihated 10% in a year, then a single family that was 500,000 is 550,000. is it the same for 4 units and duplex? or do they apprechiate different because their not single family?

or does apprechiation apply for ALL residential properties?

Bought a house that was listed as built in 1899 and thought it seemed in really good condition. Found out after closing via neighbors that house is actually 30 years younger and the historic society have a book which shows my house and the construction date. The house now is not as historic as I thought and everyone in the area seems to be aware of this which makes me think that we were mislead and deceived by the sellers disclosure. This could affect the price upon selling and also my home inspection was based on the fact that the house was 107 years old? Do I have any recourse or do I just suck it up?

I have been trying to rent my home for months now with no success.I heard from this lady the other day that one can offer to list my home for Section 8.Is this wise?I mean will I end up with a home totally destroyed?I don't really know anything about section 8.Can anyone inform me what goes on,how this is done,how to list my home & if this is wise (meaning will it help me without turning my home into a junkyard)?

We are buying a house, and while our landlord said he would let us out of the lease, he is now backing out of that, and we are going to have to pay out the remaining 3 months. After we leave, he can rent it out, but do we still have to pay for the power and keep the grass cut until he has it rented or to the end of the lease?

I've asked this question before about campers, trailers, permanent sites at a camping ground in South Carolina.

I am doing alot of research here and many of my feedbacks have been negative about any bank or financial institute even considering a 2nd mortgage or loan to purchase one of these so called trailers in a campground.

I also am getting negative feedbacks on the resale value on these structures.

Anyone know, or how to go about looking for a reputable lender in South Carolina? I am in North Carolina and my broker does not know anyone nor does he have any advice for me on this situation. He told me to check in South Carolina.

So, here I am asking you.

Any help will be greatly appreciated.

No payments been made since Feb. 2006 due to divorce. I am making more money now and I can make the payment. My home is in foreclosure and is set to be sold in a few months maybe longer. What are my options? My credit score is 509 and I am divorced. The loan is in my Ex and my name only. I did move out and its empty for 9 months now. So in California if landlords decide to issue a 60 day notice to vacate to tenants who have occupied an apartment for 5 years with no late rent payments or considered nothing but excellent tenants, there is nothing the tenants can do? Tenants have no rights whatsoever in fighting this? Landlords can just decide one day to kick someone out into the streets with nowhere for them to go to? What are the rights if one of the tenants is on disability due to HIV and the other tenant is the person's state appointed caregiver? Is there a legal rights attorney in the Long Beach or Los Angeles area that maybe can help us in this scary situation? PLEASE help us. Thanks

My mom is buying a condo and we ran into some shady mortgage people... we have finally found an honest company but we're afraid that we dont have enough time to get the mortgage approved by next friday may 25th, so we asked our realtor for an extension and she immedietly shut us down, saying flat out no without even contacting the seller's agent.... So since im not one to give up easily i called the seller's agent myself and asked for an extension and he said yes... so i want to know what happens if my agent refuses to put in the contract extension? Does the deal fall through and do they keep our $8500 deposit? What do i do next if she says no?

Do I need to replace a light fixture in one room or can I leave it bare. I mean I removed a chandelier to take with me to my next place, but the wires are exposed. Do I need to replace that light fixture with another or not?

OK. I've been in my place 7 years. The first 5 years were under a yearly lease agreement, but I've been month to month since then, as the mangagement company never came out for an inspection to renew my lease. There has been nothing in my previous yearly leases that stated terms if I were to go month to month. So....
1. Are they even allowed to charge me late fees?
2. If so, is there a cap in FL for how much they can charge per month?

He is worried there might be sizable water damage or mold. Is this a reasonable concern? House also has a septic system. Should we have concerns about that, too? The house is listed WAY below market value, and has so many other great features. So even if we had to put work into it, it would be a steal. Had sketchy renters and as far as I know has only been vacant for a few weeks.

I am selling a vacant piece of land. An interested buyer wants to give me 30% down and make payments on the rest. He is planning on taking out a construction loan and building on the property. He would make payments to me on the balance as he gets his draws on the construction loan with the final payment being at the time of the last draw. I would be in second position behind the bank giving the construction loan. Is this a good idea? What type of background work should I do to investigate? Why would he want to do it this way?

My husband signed a written agreement that he agrees to pay half of the rent for our home until our lease is up in January 2008. I said he can come and go as he please, but just pay his half of the rent by the due date. He has not paid any rent and now me and my children have to move because I can not afford the rent.
