Well depending on the condintion both rooms are in, new light fixtures along with cleaned (bleached - with mineral spirits- painted, or new) cabinet handles will give off the appeal of a fesh room. A definite eye catcher and selling point. But if you do not think that is enough a nice coat of paint helps.

It depends on what condition they're in, because these 2 areas are very important. I realize that you might not have much money to spend on remodeling, but a nicely-updated kitchen can easily add $10,000 or much more to the price of the home, depending on it's size and so forth. However, there are easy and inexpensive things you can do to make them more appealing. In the kitchen, you can paint, or sand and re-surface the cabinets, then add new hardware. I've seen this done in a few homes, and it made a huge difference. Paint the walls, ceiling and all painted moldings to give the kitchen a newer look and feel. After painting the ceiling, add a nice, inexpensive light fixture(s) to bring it up-to-date that much more. Also, adding new electrical devices (receptacles and switches) is a great touch, but make sure to install GFCI receptacles if the ones you're replacing are within 3 feet of any sink. If you can afford it, new flooring, especially laminate (which you can get as low as 99 cents/sq. ft.) will make a world of difference. As for the bathroom, more of the same....fresh paint, a nice laminate or linoleum floor, make sure that any counter-top receptacles are GFCI protected, and install a new light fixture(s). If the bath doesn't have an exhaust fan, consider installing one (the quieter the better), if you think it will add that finishing touch. Little things like that stick in people's minds; when they realize that moisture control is important, it's just one more selling-point. Just an estimate for the total cost (without knowing the exact dimensions): Paint for 2 rooms, 2 light fixtures, laminate flooring for 2 rooms, new hardware for the cabinets, electrical devices and all supplies: $800-900 tops. If you have some basic skills and a few tools, you can do all of the work yourself, or with the help of a friend/spouse. Best of luck!

All I can advise is decoration to keep costs at a minimum. If the wall colors are dated, upgrade them to brighter neutral colors. Kitchen cabinets kind of beat up looking ? A fresh coat of paint or varnish works wonders, as does new hardware for the doors. If you can spend more money, do new kitchen countertops. More money yet ? Put in updated appliances...not necessarily new, but more modern than what you have, if they are dated.

Need to make the place look brighter ? Put in oversized light bulbs in the sockets temporarily. Even if you 'violate' the maximum wattage for the fixture, it's temporary as long as you remove them prior to closing. Want to make the kitchen homey ? Clean off those countertops and make sure everything glistens, along with a vase or two of flowers. When buyers visit, simply put a small tin foil pouch of vanilla extract in the oven and turn it on to medium heat. The smell is very attracting.....get the idea now ?

You probably can't.
If you do a cheap job it will look cheap and might hurt the price you get for the house. Lower your price to reflect that you need a new kitchen and bathroom.

"honest" has a good point. Lower the price or raise your price and offer the upgrade the kitchen and bath at closing to the buyers liking.
