I have been trying to rent my home for months now with no success.I heard from this lady the other day that one can offer to list my home for Section 8.Is this wise?I mean will I end up with a home totally destroyed?I don't really know anything about section 8.Can anyone inform me what goes on,how this is done,how to list my home & if this is wise (meaning will it help me without turning my home into a junkyard)?

I would not consider Sec 8 housing a last resort, by any means. However, much depends on how your local Sec 8 administrator operates. If you have the ability to accept or reject an applicant based upon history, then I would surely consider it.

Generally speaking, Sec 8 is simply a rental assistance program. While some of the Sec 8 recipients are not 'too classy', there are certainly some who are good tenants.

Check with your local housing authority to determine your rights in accepting a Sec 8 recipient. I have several units rented by Sec 8 folks who are literally 'dream' tenants.

It would be wise of you to accept section 8 because you are helping low income families as well as yourself because your rent is guaranteed. You can treat the people on section 8 the same way you would treat someone who isn't on the program. The section 8 company will come out once a year to be sure that the place is up to par because just like there are bad tenants there are also slum lords. If you don't pass inspection the person on section 8 tenant has a choice to brake the lease and move or you would have to fix the place. Remeber the government is not going to pay for something that is not worth paying for. Also everyone on section 8 is not poor. It's just that the cost of living is high in the United States and that by the time people retire they will still be broke. 97% will retire broke. Do your homework before you do anything. I consider myself lucky because section 8 helps me out a lot. I make 32,800 a year, and I'm a single parent. My rent is 900.00 with section 8 and with out it would be $1250. So for the record everyone on these programs are not poor we just need a little help to actually survive in this expensive world.

section 8 is a good thing for people i am on section 8 as i am a single mom and with what i earn with rent and all i would not have enough for food.they check these people out and you will ask for a damage deposit and section 8 makes sure you get your money monthly...the section 8 people come out once a year to check out the property and make sure that every thing is up to par,,,most of renter are working poor or disabled,,yes they have bad tenants like everyone but you have a lease and if they don;t follow your rules then you can evict them....good luck and do a background check and all that stuff,,,,,,,,,,lol people all section 8 people are not creeps some of us work hard and are trying to raise our family the best we can....there might be some bad ones but there are bad ones in everything...

section 8 is also the hardest to evict if you do have problems with them. they are protected more by the state than you are.
