Renting & Real Estate - May 2007

On March 30 I was told by my Realtor that someone wanted my condo. It had been on sale for about 6 months. I was told the buyers were looking for a May 15th closing. About April 30 I called my Realtor to ask if all was on schedule as I hadn't heard anything since faxing the contract on March 31st. On May 10th I was called by my Realtor and told the buyers had been rejected by the association as their dog was over the weight and height requirements. I was fine with that as I was not out of any money. On May 12th I was called and told that the buyers decided to get rid of the dog and that was the only thing holding back their approval from the board. I asked when do they expect me to move? I was told I should be out before the 15th (the day of closing). I moved on the 14th. That night I received a phone call informing me the buyers had decided to keep their dog so the deal was off the board was rejecting them due to the dog. I am out $2000 + for moving expenses, now I have to move back.

My landlord is not answering my phone call and she never gave us an address. One time we got through to talking to her and she used the excuse of grass growing long in the backyard. The deposit is $600 and after I have moved out for more than 3 weeks, I have yet to receive an itemized list of any reasons or expanses for not returning partial or in whole of the entire amount of my deposit.

Basically When I First Moved Into This Place Where My Friend Stays,I Was Told Pets Was Allowed.A Dog Fight Occured And Now The Landlord Wants All Dogs Out..I'm Not Getting Rid Of My Dog Regardless,Anyhow My Roommate Got Locked Up For Something Not To Do W/This..My Landlord Noticed I Still Had My Dog.He Said He Could Have Me Removed From Here If The Dog Isn't Out,Without Giving Me 30 Days Or Any Days To Find A new Place,Yet He Said He Has Another House He'd Like To Rent Me,Which Can Have Pets Lol..That's Cool If I Had The $$$'s To Pay For That But I Don't..I Have Receipts From The Landlord From When I Paid My Rent And when I Tried To Sign The Lease He Always Says We'll Just Have You Sign That Next Time.So Basically Is It Legal For Him To Kick Me Out Without Giving Me Any Days To Find A New Place :-? In My Eyes He Broke The Lease By Changing The Aggreement Saying No Pets Now...Any Info Would Be Appreciated Thanks For Reading

Where can I go online to find out if someone has died in my apartment.? I've heard that if someone goes down to the public library, they can find out this info, but their has to be somewhere on the web to find out if you are living in an apartment or home where someone has passed away by means of suicide, murder or just of natural causes. Thanks in advance.

What are my rights as a tenant? Our landlady put the house on the market for sale. The real estate agents have been calling non-stop to show the place and we are getting increasingly frustrated with the three-four intrusions of prospective buyers per day. So firstly, the law says that

"Tenants have the right to privacy within their apartments. A landlord, however, may enter a tenant's apartment with reasonable prior notice, and at a reasonable time...."

What is reasonable? What is unreasonable? Can we demand at least 24 hour notice? Can we also demand that we have to be there when they show the place?

Thanks kindly.

(I should mention that I am in New York, out in Suffolk County Long Island.)

Would a bank rather see the owner of a house sells it before it is foreclosed or let the house go on foreclosure?

I have a month-to-month lease with my tenant. On May 13, 2007 I gave him a verbal 30-day notice to vacate the property, on May 16, I gave him written notice. I told him in writing, he could stay until June 30 (so I gave him a little extra time.) About 90% of the time he was late with the rent. The reason for wanting them out of my house is the damage that they are doing, i.e. dog urine and feces all over, filthy living conditions, and holes in the walls.

There are two other people living in the house. They are not on the lease, but did have my verbal permission to live there.

The two people who are not named in the lease are telling me that they will NOT leave and that they have "squatter's rights".

I don't want to have to go to court, because it will be a big expense and in the end, they will have to leave.

My question, is how do I get these people out? I already have new tenants expecting to move in on July 1.

We are looking to have a lease assigned to us for the next two years but the existing tenant is asking for a premium. The premises is empty and there is no goodwill in the property so why should we pay this?

I am wishing to move away but have recently entered in to a mortgage with a friend. We have had it for 5 months and also have an extra loan on top which will still be out standing and there will not be enough equity in the house to clear this. I do not want any profit from the property, just to have the easiest, cheapest get away.
