That I cannot submit an offer without my own agent if the house I want to buy is listed with a seller's agent?

Only way for me to directly submit an offer for a house is only if the house is for sale by owner?

You CAN submit an offer directly to the seller's agent. Currently the agent is working only for the seller. There is a form real estate agents use when representing both parties, called "Dual Agency".

With Dual Agency, the "seller's agent" is now going to be "representing" both buyer & seller.

Just contact the seller's agent & tell them you want to put in an offer on the home & will the seller's agent help you. Let them do all of the contracts for you. Don't hesitate to ask for closing costs to be paid, like at least 1-2% of the purchase price or All of them.

if you can, contact an attorney or another real estate agent in the area to review the contracts for you, to make sure everything is fair, ethical & legitimate.

If you are NOT working with an agent and you want to put in offer in on a house, you can do so with the listing agent.

If you have been working with an agent yourself, but want to put in the offer without your agent, that could cause some issues.

Yes, but then you would be shooting yourself in the foot.

Your own agent, if a good one, will work for your best interests, in ways you won't know you need until after you needed them. Yes, you could throw away the advantage of your own agent, and give buyer's side of the fee to the listing agent as a gift at the same time, if you in a generous mood, and had three martinis for lunch...buy why would you deny yourself your due? Find and EBA (Exclusive Buyer's Agent), and make the best, informed, smart purchase.

You don't have to use your own agent. But why wouldn't you want to get the best deal you could?
