had the house quit claimed deeded to me through divorce process. Ex-husband still has mortgage in his name only. Not making mortgage payments. Can it be forclosed on?

For 2006, it says assessed value- 14,863
I payed roughly $3000 in 2006 in real estate taxes.
What does the figure 14,863 mean?

If I purchase a tri-plex(all tenant occupied paying low monthly), can I kick all them out at one time once I purchase it? Reason being it has rent control(can't raise more than 3% per year). This is in los angeles. What's the law? I want to kick them all out & bring in new tenants with average monthly rental for the area.

For example there was a home that was bought for $175k seven years ago. It goes into forclosure. The house is now worth $250k. Does the bank try and sell it for $250k or whatever is left on the mortgage? (sorry for the sentence structure)

My husband and I have 3 young children and we have never owned a home before. We are young and are on a very limited budget. Everything out there with the "family yard" is out of our reach. I know I could design a 1000 sq. ft. home that would be perfect... even for my family of 5, but is it unrealistic to think we can afford to have it built? After we purchase the land, is it possible to build a house for $100,000?

Besides being upset about being misled, both my children suffer Asthma. When we moved to this city my son's asthma got worse requiring he be put on daily medicine. My daughter who was asthma free has now been diagnosed with asthma. We want to move back to our old city because this wasn't an issue before, will I be able to get out of my lease?

We offered 79,000. They countered 84,000. There have been no recent sales in the area since 2005 when one sold for 45,000, . Is it reasonable to counter $80000. Our agent happens to be the listing agent and the wife of the owner of the house. I'm just trying to get a good deal for my daughter. I feel like The seller is making a good profit at $79000. But, my daughter really wants this house, its one of the only affordable, ready to move in places we,ve seen. Although its in the next county. I really hate the unknowns in home buying.

I signed a lease 8/06 for one year and had the landlord sign a document saying I was allowed to obtain a business license and run a daycare out of the home....now the HOA is suing me saying I can't run a buiness buy my landlord told me I could! Can I break the lease? I have to work to pay rent but if I can't do daycare I can't pay rent. I feel like the HOA rules should've been given to me upfront.

Is a 30 day notice sufficient or do I have to pay the remainder of the rent? No where in my lease does it state anything about it, but my landlord is being a jerk and says I'll have to pay it out. HELP!

My husband and I acquired a loan through a mortgage company; I'll call this loan company 'A'. We sent our first mortgage payment to this company in March, and then we received a letter stating that our loan had been sold, and that all further payments would be due to loan company 'B', starting as of April 1st.

We received our payment coupon from loan company 'B' the next week, stating that our first payment was due May 1st. We made this payment to company ‘B’.

We then received a letter from loan company 'A' stating that they were going to foreclose on our loan.

Company 'A' had forwarded our first check we sent to them to company 'B' without notifying us.

There is no way we can afford to pay a double payment one to both companies, for the payment they didn't accept and forwarded to company ‘B’ back in March.

Can they do this?

Our loan is now with loan company ‘B’.

Ok, I know i need to disclose in advance whether my real estate agent license is active or not but how about if my license has expired. Do I still need to disclose that I used to hold an active real estate agent license & that I have knowledge in real estate? This regards to California.

I read that there were approximately 1.6 million foreclosures in the US in 2006. Texas had the fourth largest foreclosure rate in the country. I am hearing that this is making it an excellent time to buy. I don't understand why.

My husband and I moved into our current home just a little over a year ago. It's a beautiful home with upgraded travertine floors, karastan carpeting, and a wonderful paint job. We found some new builds just down the road that are gorgeous and affordable!
We owe 187k on our house right now. Sales have been pretty slow in our neighborhood, but still trucking along. The new build we are looking at starts out at about 202k. The homes in our neighborhood have recenly sold for about 225k. This leaves room for a decent amount of equity, but it's not ideal. We will need extra money after we put money down to purchse a refigerator, microwave, and various other furnishings.
Is there any reason we should hold off on trying to sell our home?
I hope I stated my question clearly. I'm sort of a dummy when it comes to these things! lol

Ok, here's the thing. I have 1 acre of property. There are 2 homes on this one acre of property. Both houses had insurance on it but I let the insurance go on the other house. The house I live in however, still has insurance. So lets say I'm gonna refinance my existing 1st and 2nd mortgage. Could I add the other house into the refinancing deal or do I absolutely have to have insurance on it before I can do anything with it?

We have a piece of land that has several easements in order to get to it. We recently tried to sell it - we had a buyer, but the buyer's title company could not 'find' all of the easements, so it fell out of escrow.

The problem is, when we originally bought the land, our title company 'found' and insured all the easements.

If our title company (when we bought the place) screwed up, how can we go about getting retribution from them? Can we force them to get all the easements? Can we force them to buy the land?
