We have some tenants who are under 1 year rental agreement. If they decide to leave and not renew the agreement, it's my understanding that they are not required to let us know in written or verbal form, it's simply assumed that if landlords are not notified, the rental agreement is not going to get renewed.

What if they do decide to renew? Is there any set period (say 30 days) to notify the landlord of the desire to renew the agreement? Or can they wait till the last hour of the lease and renew then? That would be a bit inflexible for the landlord to plan ahead. I found an article that states the law when it comes to month-to-month leases, but nothing about long term renewals.

If no time frame is established in the rental agreement, the agreement becomes a month-to-month agreement. A.R.S. § 33-1314(D). To terminate a month-to-month rental agreement, a landlord or a tenant must give 30 days notice in writing before the next rent payment would normally fall due. A.R.S. § 33-1375(B).

Other than showing houses, filling in the form fields on a standard purchase contract, then faxing it to the listing agent, what does a realtor SPECIFICALLY do for a buyer? After completing a few fields in the purchase contract, what documents if any does a realtor prepare for a buyer? It seems to me that most if not all of the real work is done by the title company and the escrow agent. Does a realtor do any other tangible work besides open key boxes for houses, prepare and submit a preformatted contract, and show up at closing to collect a check?

I am interested in purchasing a home so that my aging parents may live with us. The home is larger than I would typically buy to accomodate both my parents and my wife's mother. How do I go about getting a mortgage that includes my income, my wife's, and our parents? Thanks for any thoughts.

I have heard that a person who pays the back property taxes for a parcel of property in Wisconsin becomes the new owner of the property. Is this true? I am under contract to buy a house from a seller who hasn't paid property taxes in quite a while, and the government may take the home before our close date. Does anyone know what I can do about this or who I could contact? Could I buy the home from the government or pay the back taxes for the seller? Thanks for any advice!

I hold a mortgage on a 3 unit house in Maine. My brother holds a mortgage on a 1 br condominium in Hawaii. We desire to swap these properties. I will then assume a mortgage for the 1 br condo in Hawaii and live there and my brother will assume a mortgage for the 3 unit house in Maine and live in one of the units there. The 1br condos are selling for 400,000 in Hawaii and the 3 unit house in Maine are selling for 200,000. We desire to minimize our capital gains and out of pocket expenses as we really just desire to trade the properties plain and simple.

I am fresh out of college, just got a job & am not desperate to buy a home since I still live at my parent's house for free but want one eventually. If I submit about 1,000 low-ball offers a month on different homes that I am interested in(20%-50% less than asking), using desperate real estate agent/s, will it cause any legal or any other type of problem for me? Will it cause any problem for the agent? I am thinking eventually one seller will be desperate enough to sell it to me at a huge discount. What do you think?

I have a truck reserved and a driver (ABF Upack), but I need a hand with a few heavy items. It shouldn't take more than 4 hours on each end.
