This will sound bad but it has to be done. My mother has been staying with my children and I since December. She does not contribute (i am single mom) Long story short, besides calling my kids bastards and assholes ETC and me names and on top of that STEALING from me numerous times .. I can no longer take it. I tried to kick her out but since she has been there more than 30 days, she has acquired residency. I need her out of our lives. How do i go about evicting her because she will never leave on her own. I need this done asap.

In December I purchased my 1st home. 1 wk after moving in one day while washing clothes I heard a weird bubbly noise, upon investigation I found in the bathroom the tub backing up! Yeh gross, since Septic system, poop everywhere. Back when I was in negotiations, 1st seller stated no known problems w/ septic or plumbing, at inspection found problem. Said tub wasn't draining right when full & the toilet leaked during the tub draining. I immediately requested seller fix, they in turn had septic company come out & do work. Afterwords I went out, shown were everything dug up & receipt of pay.Said it was clogged they unclogged it & replaced field line. I saw no apparent problem.I just called same company that came out to see if they would help me. Guy tells me I told seller they needed to replace all field line, new grout & pump, they said no, just patch it we can't afford to pay. I call my real estate agent, she won't call me back. Is there anything I can do?How can they get away w/ this?

Last condo I bought, my friend was a loan officer, he paid most of my closing cost,all I paid was 1yrs taxes. About $2500. Now he is not around, I am buying another condo. New realtor is a family friend. How much commission is she getting. If she wont pay half of my closing cost can I change the realtor. I know other realtors who would gladly share their commission. Any advice.

We just started playing the game CashFlow 101 and need to know about when you take a loan from the bank and the bank gives you the money, what do you do with that money? If the property is, let's say $200+passive cashflow do you end up paying the 10% to the bank with the money handed to you by the bank? Doesnt a positive cash flowing property make you money and the total expenses should go down not up? Are we missing something?

I moved in 4 1/2 years ago. I didn't notice at first, but now it's very obvious. My concern is adverse possession. The survey stakes have mysteriously disappeared. Any advise on how I should proceed?

Hello.. I am new to the landlord scene and understand that it is critical to have a seperate checking and saving account to prevent mixing of rental business with personal finances. For opening a checking account what is ideal for the name of the account? Should I just use my first and last name or a combination of first and last name with the rental properties address. I do not have an LLC in my name. Thanks.

I am not happy with my realtor. The guy isn't even from the area that we are looking in. He's sending me info for condos and senior communities when I only asked for SFR and I am not a senior. I received a solicitation, that looked like a legal contract to sell the mineral rights to my property, which is just a small area that my home sits on? How can the average joe know what to do in this situation? How do I know I even OWN the mineral rights? Then, if I do, how do I know what is a fair price? I actually tossed the thing in the trash as usually unsolicited offers aren't worth more than the paper they are written on. Anybody else in the North Tx area received these offers????

Hi, this may sound like a dumb question; but I bought my home for $140,000 3 years ago, since then pretty much 80% of the houses in my community have been forclosed on due to idiots signing up for sub-prime mortgage lenders. after the forclosure HUD buys out the bank note and then sells the homes for like $75,000 - $80,000 each!! according to an appraisal based on this my home is now only worth $110,000 (based on HUD selling the homes around me for next to nothing) is there anything I can do? I feel terrible for the idiots who got caught up in sub prime lending but what about the people with good credit who always pay their bills on time?

My landlord and I got along great I moved in 6 months ago( lease for 6 months) he allowed my to pay extra rent to pay the security deposit as well and I did. I have been very gracious in letting him show my apartment until recently he has NOT given me notice and just shows it as well as yesterday I cam home and my 2nd story window was left open with out the screen on and I have 2 cats that I love and adore that could have went out the window and potentially died. I was upset and felt very violated. I called and confronted him and requested no more people can see the apartment for the 2 weeks I have left. Is there a statue I can see online to send to him with written confirmation of my request to back me up???? PLEASE HELP!!!!! Thank you

Anyone has any educated thoughts on real estate development in Adelaide? There seems to be some talk about mining boom in SA coming in the near future. Without having too much insight into mining industry, I don't believe that SA will be anything like WA, but perhaps there is a chance that Adelaide metro area will experience some nice real estate appreciation? Even if it's half of Perth's, it might present some interesting opportunities...
