Measure the outside walls, Dont count decks, porches, sun roofs. Do not count the basement even in finished, do not count attics even if finished. Calculate the square footage based off the outside walls. since you have two stories multiply by two once for each story. If you have an irregularly shaped home it may be more complcates

"Living area" is generally defined as usable floorspace. When taxing districts measure square footage, they tend to measure usable floor space, and do NOT deduct for the spaces occupied by walls, appliances, and so forth. In other words, the floor space under your cabinets, walls, and appliances is considered usable floor space.
